I can’t thank Terrell’s enough for all our dealings with them over the last few years. What was such an ordeal for us , they have made it all so much easier with their kind understanding of peoples circumstances and their great legal knowledge . They are extremely friendly approachable , honest , made it easier for us to understand the processes . We were kept aware stage by stage and they were always there for us with any queries , we didn’t grasp. They gave us their advice with care and compassion for us at difficult times . Don’t bother, you’re just paying for stress! We completed on our purchase on 03/02/2025 with Franklins, case handled by Jennifer Garner. We’re now in a position where we’re unable to complete a remortgage as Land Registry has not updated. Franklins submitted the registration with Land Registry on 01/05/2025, almost 3 months post completion. I emailed Jennifer on 06/11/2025 with a letter from my solicitor asking her to log an expedite request with Land Regiatry, chased on 27/11/2025 and still no reply. This has caused us so much stress and financial burden. Instruct another solicitor, you’ll regret it if you don’t!!
I don’t have enough praises for Janice and Melissa at Franklins Law — they are absolutely amazing! They have been proactive and incredibly communicative throughout the entire process. Despite how stressful the transaction was due to delays and poor communication from the seller and the estate agent, they made the whole experience so much easier. I would 100% recommend them to anyone, especially first-time buyers.
This has taken me a long while to put together an honest review. I used Franklins law conveyancing for the sale of my leasehold flat and unfortunately I can’t write a positive review. I was instructed Janice Gabbott (head of conveyancing) to act on my behalf but I can’t say that was fully the case. The lack of communication couldn’t have got any worse; ignored emails, ignored calls, calls not returned and so on. I felt I was having a battle with Janice throughout the whole process and felt she didn’t want to act on my behalf but instead she just wanted an easy transaction so didn’t fight for my rights but instead just kept asking me for more unnecessary money for things that wasn’t needed. My first sale fell through as my original buyer was difficult to deal with, however Franklins did nothing to fight my corner and prevent the sale from falling through. At this point, if it had been feasible to go with another solicitor for the resale of my flat I would have but I was already at a loss with the fees built up to date with Franklins. I was never informed when Janice was on leave, therefore my file would get left for weeks as although it was ‘handed to another solicitor’ nothing ever got done during those weeks, therefore delaying my completion until Jennifer Garner took over and what a difference in service, she at least seemed to be trying. Whenever I put a complaint in or raised my concerns, Janice would get defensive and argumentative with me. Very poor professionalism as you don’t do that to a paying client who is relying on you to get the sale completed. Yes, give credit where it’s due, we had deadlines and Janice ensured the deadlines were met on time, however that wasn’t purely all down to Franklins as I did half the job myself to get to the deadlines. I was constantly chasing, I made calls to people which wasn’t down to me, I got answers and fed them back to Franklins when in actual fact that’s what I was paying them to do but I did it to try and make my life a lot less stressful as Franklins did the total opposite for me. I ended up exchanging contact numbers with my buyer and we ended up dealing with most of the sale between ourselves, chasing documents, chasing management companies and supplying legal documents to both our solicitors - that can’t be right?! And to top it all off, on completion day, Janice ‘FORGOT’ to transfer my sale proceeds meaning I had to go a whole weekend without my money or my flat and I never even got a sorry, thank goodness I was not relying on that money in my account! DO NOT use Franklins Law, if I can save even just one person from using this company, my review was worth it!

Great advice/support by Janice gabbot bit pricey compare to others but they know what they are doing and overall they handled my case really well

I am extremely disappointed with how my case has been handled. After waiting over two months for my case to be reviewed, I then experienced a further delay of more than three weeks just to receive a response regarding my Help to Buy letter. I was ultimately informed that my case would not be dealt with, without any clear explanation. This level of delay, followed by a refusal to proceed, is completely unacceptable. I was also advised that the delays were due to staff absence and the individual handling my case leaving the company. However, internal staffing issues should not impact clients or result in such prolonged delays. The lack of communication and professionalism has caused unnecessary stress and a significant waste of my time. I expected a much higher standard of service, particularly given the time-sensitive nature of my situation. Based on my experience, I would not recommend this office and would strongly advise others to think carefully before relying on their services.
I WISH ALL SOLICITORS were so professional. I have waited seventeen years to progress my appeal, and thankfully at long, long last I found these solicitors. I telephoned the office this morning. The receptionist was absolutely lovely, and re directed my call immediately to the right department for me to receive an update. The lady who I should perhaps not mention by name, (without her permission) couldn’t have been more helpful. What ever happens with my appeal case, I feel very confident that if any positive outcome can be achieved in light of substantial new facts (recently emerging) there is no solicitor that I have found, who can match this company. Thank You for your helpfulness and compassion.
