I had the pleasure of dealing with Bishopsgate Law for the sale of my current property, and the purchase of a new one. Despite the many challenges experienced along the way with chains falling through a few times (through no fault of mine or Bishopsgate Law) the team looking after me (Yana Cox and Claire Ryles) took it all in their stride and remained patient, friendly, and helpful throughout. The sheer speed I received each reply to any questions massively impressed me throughout also. I was consistently made to feel like their most valued client, which really helped to take the stress out of the whole legal process. I was also impressed by the fact that even if Yana or Claire were out of the office, those standing in for them, and assisting them (Pak-ka Yeung, Jo Babland, and Janine Prescott) were just as quick at responding and providing helpful assistance. I would not hesitate in recommending Bishopgate Law’s services to anyone, and would certainly use them again in the future!

In April this year we sold our house in London. Marianna Fratello from the Hertfordshire office was absolutely fabulous, easy to work with and very efficient from start to finish. The fees were transparent and any issues to do with the property was baught to my attention immediately and dealt with promptly. We had a deeply disappointing experience with this firm. Throughout the process they were unresponsive to emails, often taking multiple days to reply and leaving us constantly chasing for updates. Communication was poor, and the entire process felt unnecessarily obscure and confusing. Despite earlier escalation of our concerns, nothing changed in how they handled our case. In the end, they failed to complete the work properly — registering the property in the Land Registry but not completing the transfer of the share of the freehold. Since then, they have completely ignored our attempts to contact them. I would strongly advise avoiding this firm to save yourself time, stress, and frustration. I am not sure how can they have so many positive reviews

Selling our flat in London was always going to be a paperwork nightmare, shared ownership selling for 100%, previous cladding issues, frequent changing of building management companies, I could go on. But Laura and her team efficiently and competently got us over the line. They were fantastic with communication, even when things out of their control were dragging, so we never felt in the dark and would always pick up the phone when we called. We are now in our beautiful family home and could not thank them enough. 5*’s isn’t enough!

Megan and Janine were absolutely fantastic throughout both the sale of our old property and purchase of our new home. Fantastic service. Marianna Fratello was my assigned Conveyancer and she was prompt, professional and diligent with communication. I never felt out of the loop due to her. Highly recommend and will definately be my go to in the future.

Absolutely shocking experience with these solicitors. Communication was extremely poor throughout the entire process. I was initially assigned two different solicitors, neither of whom responded to my emails or calls until I made a formal complaint. Communication improved briefly for a day or two, but then I was once again unable to get hold of anyone, even when my calls were marked as urgent. On the day of completion, no one would take our calls, despite the importance of the situation. I also didn’t receive my completion statement until around a week after completion, and the funds owed to me were delayed as well. I genuinely felt sorry for the receptionist, who repeatedly tried to get the solicitors to take my calls, only to be ignored. On one occasion, I waited on hold for over 30 minutes without anyone answering, only to receive an email seconds after I had given up and hung up the phone. I would strongly advise others to avoid this firm.

⭐ 1/5 Stars - DO NOT USE - Levent Erol & Rachael Davidson Bishopsgate Law handled my property purchase. I cannot recommend them. Key issues: 1. POOR COMMUNICATION: In March 2026, I formally complained about lack of progress and requested reassignment. Despite this complaint, Levent Erol and his team continued charging me for over a month without improvement or reassigning my case. 2. LATE RISK DISCLOSURE: I paid £1,197.34 upfront on 25 November 2025. Only in May 2026 after 4+ months did Rachael Davidson warn me of serious property risks: unfinalized accounts, potential £6-10k hidden liabilities, poor building management, and undisclosed arrears. These critical risks should have been communicated BEFORE I paid. 3. INADEQUATE REFUND: When I withdrew due to these risks, I received only £70.46 refund despite paying £1,197.34. Rachael Davidson and the firm provided no clear explanation of how this was calculated. 4. FEE STRUCTURE (Disclosed Too Late): Non-refundable BSA fees (£600+VAT) were not adequately explained upfront. I discovered the “non-refundable irrespective of completion” clause AFTER payment to Bishopsgate Law. THE PATTERN: Extract payment first → 4+ months investigation → Warn of problems only at the end → Lock client into losing money if they withdraw. Do NOT use Bishopsgate Law. There are far better solicitors.
