Absolutely would not recommend

We instructed this solicitors firm for the sale of our house following a recommendation from our mortgage advisor. Unfortunately, the service we received was extremely poor from the outset. During the course of the transaction, our case was transferred between three different solicitors due to staff departures, which resulted in a clear lack of continuity and organisation throughout the process. Harry was the final solicitor assigned to our case, and our experience with him was particularly disappointing. Five days before our scheduled completion date, while we had already begun moving out of the property, we spoke with him regarding the progress of the sale. He advised that although he would “try his best” to complete on the agreed date, there was a possibility it would not happen, but reassured us there was “no drama.” Given how close we were to completion, this was both alarming and unprofessional. Two days before completion, Harry informed us that the TR1 Land Registry form had never been sent to us for signature, which he attributed to the previous solicitor handling the case. The initial version he sent contained incorrect names, and he advised us to “just sign it anyway” despite the errors. As this is an official Land Registry document, we quite rightly refused. A second version was then issued with the correct names but an incorrect sale price. Once the form was finally corrected, he requested that it be sent via recorded delivery, but only informed us at 5pm after the post office had already closed, leaving us unable to act until the following day. This experience demonstrated a serious lack of attention to detail and professionalism, leaving us with very little confidence in the firm’s ability to manage our sale competently. Although the transaction did eventually complete on the scheduled Friday, the process was unnecessarily stressful throughout. Our estate agent was proactive in chasing matters, but we strongly feel that without our own constant follow-up, we would have received very little communication or progress updates. Overall, we were extremely dissatisfied with the service provided and would not recommend this firm to others. We will certainly not be using them again in the future.

Avoid Gorvins Residential – Two years of stress, errors and zero accountability

I honestly wish I had never instructed Gorvins. My experience over the last two years has been a complete nightmare, characterised by professional negligence and a total lack of communication. From the very beginning, the sale and purchase were shambolic. I nearly lost both transactions because the team simply wouldn't respond to simple requests from other solicitors. I dealt with a constant rotation of case handlers, one of whom (Jenna Rooney) was incredibly rude and unhelpful. Even when I escalated things to the Blue Team partner, Kerry Sharples, the support didn’t last long before she also stopped taking my calls and responding to my emails. My mortgage broker and estate agent actually had to step in just to get the job done. To make matters worse, four months after everything supposedly "completed", I was hit with a request for more money because of their own internal miscalculations. Now, nearly two years later, I’ve discovered they didn't even submit the correct documentation to the Land Registry. This mistake resulted in an outstanding RX4 restriction that blocked my ability to remortgage, costing me money every single month. When I finally got hold of the current handler, Oliver, his only excuse for the delay and for ignoring my emails was his "heavy workload"—as if their failure to prioritise or manage their own staff should be my financial burden. I’ve finally managed to get the Land Registry side sorted, but only after I had to relentlessly chase them and file a formal complaint. Even then, their response was dismissive and completely unsympathetic. Instead of taking responsibility, they continued to blame me and even had the nerve to threaten to charge me more for an application they should have carried out correctly in the first place as part of their contract. This firm has zero interest in their clients' well-being or financial security. I am now escalating this to the Legal Ombudsman and the SRA. If you value your sanity and your finances, stay far away from Gorvins.

Abysmal Service

My partner is in the process of buying a house. since late August. These clowns were recommended to us, and they've been absolutely abysmal all the way along! Firstly we get a contact saying the proof of identity passport photo is missing something slightly off the photo....we had sent this 1 month previously, so they've had this item for a month before looking at it. We then were told they had draft contracts, and we're waiting for something else. We asked how the searches were progressing, to which we replied that they can't start searches until they had the draft contracts ....which we'd been told they had. Then we were told the case had been passed onto another solicitor, just as our mortgage lady complained...we had no replies to our contact...then two days later I was handed to someone ELSE!!!! Matthew Mcguinness is absolutely awful, to be fair, ignoring messages, ignoring emails, we've been asking him the same questions over and over , which we need answers to....Our mortgage lady put in official complaint to he BIG chief, who said the service we are getting really isn't good enough. He kicked some bottom, and low and behold, the very next day, a flurry of paperwork for us...suddenly the searches were complete, as I by magic...and the next day, some more stuff appeared...all the while out specific questions we needed to know before signing contract, were being ignored!!! Signed contract in the basis that we get answers to out questions....no acknowledgement they've received our contract paperwork back, etc....theyre ignoring our mortgage lady's question whether there is someone else to contact if Mathew is too busy.....no reply. This service, is BEYOND abysmal, it's downright rude, it's unprofessional, yet they will STILL expect their exorbitant fee paid at the end of the day. Absolutely sickening! AVOID THESE GUYS AT ALL COST!!!

Shambles

From start to finish, the experience was a shambles. Approx a month into our purchase the case handler changed. Throughout the 7 month purchase emails or enquiries via their portal were not answered, communications were only recieved if we called, only communicated with one party (my partner) paperwork was "lost" then found, incorrect out of office replies, none of the process was explained to us, paperwork issues with incorrect names, being told that chasing the case is "politely" not their job and incorrect charges, also hidden charges due to "system errors". We also requested declaration of trust, which was never recieved and honestly, chat gpt did a better job than they would have..
