Top 10 of 3,582 law firms for Commercial Property Due Diligence, Commercial Property

Law firms ranked by client reviews

Commercial property due diligence covers the checks a solicitor undertakes before a purchase, lease, or funding of a commercial property. It includes reviewing titles, leases and rent reviews, covenants and easements, restrictive rights, planning constraints, building regulations compliance, and environmental searches, plus Local Land Charges and company or land registry checks. The solicitor forwards any issues to the client, flags risks in the contract and documents, and ensures contingencies are built into the transaction so the client’s investment is protected throughout completion.

What a solicitor handles in these matters

The solicitor handles the detailed provisions, registration requirements, and the interaction of title and lease documents, planning conditions, and environmental restrictions. They navigate property contracts, raise bespoke enquiries, assess risk allocation, and pin down who bears liability for defects or breaches, ensuring the client understands the implications before exchanging contracts and proceeding to completion.

We were very happy with Bannister Preston and in particular Sophie Taylor, who handled the conveyancing for our house sale. She was easy to communicate with and answered all our questions knowledgably and always responded promptly ( sometimes within the hour!) Would highly recommend and many thanks to Sophie

Naomi Williams

Tagged solicitor Naomi Williams

I instructed Dutton Gregory on my first commercial property purchase. Whilst the transaction itself completed successfully, I was disappointed with the level of service and advice I received. During my own review of the completion statement, I identified several significant errors, including the omission of rent deposits for two commercial units, rent paid in advance not being accounted for, and an incorrect Stamp Duty Land Tax calculation. Had I not queried these figures myself, I would have overpaid by over £13,000. Whilst mistakes can happen, I would not have expected errors of this nature or magnitude on a completion statement prepared by a solicitor. I was also concerned that a charge document submitted to Companies House contained my signature and my witness's residential address, which became publicly available. I later discovered that this information could have been redacted before submission. My previous experience with a similar Companies House filing was that such information had been redacted as a matter of course, so I had no reason to believe this document would be treated differently. My concern is not that they failed to follow an instruction—I wasn't aware there was a decision to make. Rather, I would have expected a solicitor, particularly knowing this was my first commercial property transaction, to advise me that the document would be published in full and that redaction was an available option. Following a complaint, the firm maintained that advising on redaction was not part of its standard process unless specifically requested. Whilst I respect that this is their position, I remain disappointed by the outcome and feel that a little more proactive guidance, together with greater attention to detail throughout the transaction, would have avoided these issues entirely. For those reasons, I would be hesitant to use the firm again.

Shoaib Mirza

Tagged solicitor Shoaib Mirza

Shoaib provided an outstanding service on our purchase and sale. We were buying a probate house on a limited title guarantee, which had been left vacant for 2 years. The vendor was not always clear or forthcoming in their responses to enquiries, and Shoaib was proactive and committed to finding pathways and solutions to the challenges this created, while also working to keep costs down. I worked closely with Shoaib to establish information and gain solutions to challenges, which avoided additional searches or indemnities, and he was very patient, clear and responsive to work with. Skimp on your conveyancing like we did with our first time buy and you really notice the difference when you pay for expertise and service such as Nelsons and Shoaib.

Cara Groves

Tagged solicitor Cara Groves

Cara has been absolutely brilliant throughout all of my property transactions. She is incredibly responsive, always on top of everything, and keeps deals moving even when things become complicated or time sensitive. What I really appreciate is that she doesn’t just sit back when the other side is being unreasonable, she pushes back firmly and professionally to protect her client’s position and get things resolved. In property, especially auction and fast-paced transactions, having a solicitor like that makes a huge difference. She is now handling all of my property deals and I genuinely would not hesitate to recommend her to anyone looking for a proactive, reliable, and highly competent solicitor.
