My only dissapointment was the delay in dealing with the buyers solicitor, who seemed to be fairly uncooperative. The sequence of events was as follows :- 1) Order placed with WF in March 24, with target completion delayed to 1/8/24, to avoid early close penalty on mortgage. 2) I asked WF to hold back on sale as we had plenty of time and I was considering the market. 3) 16th May I confirned i was selling and should work towards completion on 1/8/24. I also explained the eary and late cost to me, so as to explain the importance of meeting the target date. 4)The actual exchange date given on WF letter is confirmed as 16/10/24, 2.5 month late. 5) Unfortunately the building insurance and Gas safety certificate expired during the delay and had to be renewed. The high mortgage rate charged by lenders between fixed mortgage terms between mortgages and the extra cost are in the region of £600.00. 6) MORE IMPORTANTLY you completed before the Budget.
