Residential property work covers buying, selling or remortgaging a home, including reviewing or drafting contracts, carrying out title checks, ordering searches, and handling completion and funds. A solicitor in this area advises on risk in the transaction, negotiates terms, and coordinates with lenders, auctioneers, and other parties. The work is typically time‑sensitive, with deadlines tied to contracts, searches, and funding, and may involve stamp duty or reliefs.
A solicitor will review and draft contracts, raise and respond to enquiries, check title and registrations, obtain standard searches, liaise with lenders and the seller’s or buyer’s solicitor, and handle the transfer of funds and completion. They may also advise on leaseholds, restrictive covenants, and property conditions that affect ownership or mortgage eligibility.

Tagged solicitor Nicola Cawthorne
We have dealt with Barker Gotelee on the sale of two properties to date plus the purchase of another two properties. We cannot speak highly enough of Nicola and Bridget, they are efficient, communicate in a timely manner and are always approachable. We felt that Nicola had our best interests at heart throughout the process and wouldn't hesitate to use her again.

Tagged solicitors Georgianna Kaya and John Rockliff Smart
I used John Smart at Richard Griffiths for the probate and sorting out of my Aunt’s Will. He was professional and helped us to sort out a tricky situation. I found him professional but not distant, easy to communicate with and available when I needed questions answered. I also used Georgianna and team for the conveyancing of the property I was selling. They were efficient and kept everything moving along nicely. Again it was always possible to get hold of someone to answer questions and report on progress. I highly recommend the firm. Everyone has been a pleasure to deal with.
