This work covers the pre-purchase checks a buyer undertakes when buying a home in England. A solicitor orders and reviews a set of property searches (for example local authority searches, drainage and water, flood risk and environmental data), examines the title and plan, and flags risks such as planning issues, restrictive covenants or rights of way. They raise enquiries with the seller, explain what the results mean, and help secure legal completion and registration at HM Land Registry. The aim is to identify problems before exchange and to secure appropriate protections for the buyer.

“I highly recommend this solicitor for their excellent support and professionalism throughout what was a difficult and complicated time following my divorce. They handled the financial agreement with great care, keeping me informed at every stage and making sure I understood the process and my options. Heather's advice was clear, practical and reassuring, and she was always approachable and responsive whenever I had questions. I really appreciated the way she took the stress out of the legal side of things and worked hard to ensure everything was dealt with fairly and efficiently. I felt well supported throughout the process and confident that my best interests were being looked after. Thank you for your professionalism, patience and understanding. I would have no hesitation in recommending Heather and the firms services to anyone needing help with divorce, financial agreements or property matters.”
