I instructed Blakewater Certus, specifically Naheem, for a complex property matter with many moving parts. Having previously worked with a medium-sized firm whose advice I found disappointing and even negligent (cheapest isn’t always best), I knew I couldn’t afford any more mistakes and I absolutely needed someone who would be on it from day one. Before instructing Blakewater Certus, I spent time researching and speaking to various firms. Naheem came highly recommended for his expertise in this area, and he absolutely lived up to that reputation. He was consistently responsive, courteous, and genuinely went the extra mile at every stage. Despite the geographical distance (I’m based in Surrey and the firm is in the North), communication was seamless and the service always felt first-class. Working in an in-house legal team myself, I regularly deal with large firms - but the quality of service I received from this smaller firm was, in many ways, better. Naheem gave clear, honest, no-nonsense advice - he didn’t sugar-coat anything or waste time. He cuts through the jargon, explains things plainly, and focuses on what actually matters to get the job done. I truly appreciated that level of professionalism and the flexibility he showed in response to our specific circumstances. He made a difficult and high-stakes situation feel manageable and under control. His specialised expertise made all the difference. I chose Blackwater Solicitors based on their impressive online reviews, despite their quoted fee of £2,878 being significantly higher than most high-street solicitors. I assumed that this premium price would guarantee a smoother, more efficient process. Unfortunately, the transaction never progressed beyond the survey stage due to structural issues with the property. Throughout the process, my solicitor, A.S. exchanged a few emails most of them generic and asking for ID and other documents etc. Even then some responses took weeks, and during that time, no meaningful legal progress or guidance was provided. the cost breakdown of few emails for a broken house purchase deal has come down to this - ID Verification: £14 - Search Pack: £314 - "Profit": £1,000 - VAT on profit: £200 If you're considering Blackwater Solicitors based on their reviews, I strongly urge you to conduct thorough research and compare offerings from other firms. Many local firm will quote you 1200 to 1500 £ less and will provide better service and you can use this money to your new house purchase or go on short holiday after your stressful period. Blakewater Certus Solicitors have seen through two separate property transactions for me in the last three years. The service provided has been excellent. Ahisha Safdar dealt with my first matter in 2021-22 and she was brilliant. Professional, to-the-point and very knowledgeable. Due to circumstances outside of our control, the process ran on for nine months but Ahisha’s promptness cannot be faulted. She displayed the utmost patience throughout and knew exactly when to apply pressure and when to allow time. I was grateful for Ahisha’s no-nonsense approach and all her updates made me feel at ease knowing that my case was in such competent hands. Elina Jahangir dealt with my second matter in 2024-25. Elina is an absolute superstar. Very calm, collected, highly organised and willing to go above and beyond for her clients. From the beginning I was in a rush to reach completion as soon as possible due to having to deal with a somewhat turbulent agent as well as a sharia-compliant lender (for which the process is ordinarily longer). At no point did Elina make me feel like I was asking too much. Instead, throughout the process I felt assured that Elina was very much in my corner. She gave regular updates and realistic timeframes and we ended up being ready to complete a week ahead of our schedule. Due to other parties in the chain, there were some bumps in the road, however Elina navigated through these like a consummate professional. For any future conveyancing matters, I will certainly be appointing Blakewater Certus Solicitors again.

I have used Blakewater a few times now for conveyancing. Ayaaz Darr was highly professional throughout this process, assisted ably by Hassan Iqbal. I particularly appreciated Ayaaz calling me on several occasions to update me on progress rather than send me lengthy emails. Although the process took close to 6 months to complete the sale of my flat, this was caused by the buyer's solicitor and other third parties and not Ayaaz/Hassan. I did personally have to get in touch with Management Companies via phone to chase them for the specific information relating to the management packs, and this yielded result as they provided the requested details the same day - this is something i.e. phone the management companies directly that Blakewater should consider adopting when those management companies are slow to respond to enquiries. I am very happy to have used Blakewater and plan to instruct them again in the future. Highly recommend.

Ayaaz Darr

Alhamdulilah we purchased our first Buy to let property with GH and used Blakewater as our solicitors. Ayaaz and Hassan were really helpful, kept me in the loop and were always available for a phone call as we had a tight deadline given the christmas holidays. But they did really well with communicating with sellers solicitors and chasing up records and doing their due diligence. I would just use Ayaaz and Hassan for my next purchase in sha Allah.
