    The team were friendly and pleasant to deal with, easy to reach by phone and willing to make time for me when I called. The sale and purchase were completed successfully. I was managing the conveyancing process on behalf of my father. Although a homeowner myself, I hadn’t previously sold a property, so would have appreciated clearer explanations of the process, proactive updates on progress and an indication of when I could expect things to happen. Responses to emails were often slow, and I didn’t always feel confident that outstanding matters were being actively followed up. As a result, I felt I had to do more chasing than should have been necessary.

    The team provided documents in good time and covered necessary forms. My only complaintswould be that we asked for more information about potential surface water flooding and received no update and we queried the fact that Bennett Homes quoted 2 figures for permissions for work in different documents.

We are sorry that you felt there was insufficient follow-up regarding the surface water flooding enquiry. We did report to you the information available to us during the transaction, but we appreciate that you would have liked further updates on this point. We also understand your concern regarding the differing figures quoted by Bennett Homes for consent fees. We understand that Bennett Homes only recently increased their fee for this from £185.00 plus VAT to £205.00 plus VAT. Thank you again for your comments. Client feedback is important to us and helps us to continually improve our service.

    All good with many thanks to Emily & Co. Just one minor criticism. We came into your Framlingham office, by appointment, to sign our contract, etc. This involved one contentious point for discussion and also required the documents to be read over to my visually impaired wife. I think we should have been seen in a private interview room instead of the reception area. We were told the interview rooms were 'in use' but I suspect this only meant that members of your staff were using them and did not care to be disturbed.
