Possession order
We initially instructed Harriet Rossi in what turned out to be a straightforward possession order case. Her advice consistently overstated the strength of a proprietary estoppel claim that ultimately proved to be entirely without merit, and she encouraged us to consider instructing barristers at a cost of several thousand pounds based on risks that simply did not exist. After losing confidence in her advice, we discontinued instructions and sought alternative guidance. Once we did, the counterclaim was struck out and the possession order was granted without issue. The legal position became far clearer once we stepped away from her advice, and even independent research tools such as ChatGPT provided a more accurate and grounded understanding of the law than we received from our paid solicitor. Despite contributing nothing of value to the outcome, we were then issued a bill for approximately £2,500. Given the quality and usefulness of the service provided, that invoice will never be paid. This experience was a lesson in the importance of proportionate, competent legal advice. Based on our experience, I would not instruct this solicitor again.
