Harriet has successfully prepared and processed the S21 notice with skill full contact with both landlord and tenant. As a result all communications were agreeable and pleasant experiences. Therefore, a potentially stressful situation was carefully monitored by Harriet resulting in a successful outcome. Possession order

We initially instructed Harriet Rossi in what turned out to be a straightforward possession order case. Her advice consistently overstated the strength of a proprietary estoppel claim that ultimately proved to be entirely without merit, and she encouraged us to consider instructing barristers at a cost of several thousand pounds based on risks that simply did not exist. After losing confidence in her advice, we discontinued instructions and sought alternative guidance. Once we did, the counterclaim was struck out and the possession order was granted without issue. The legal position became far clearer once we stepped away from her advice, and even independent research tools such as ChatGPT provided a more accurate and grounded understanding of the law than we received from our paid solicitor. Despite contributing nothing of value to the outcome, we were then issued a bill for approximately £2,500. Given the quality and usefulness of the service provided, that invoice will never be paid. This experience was a lesson in the importance of proportionate, competent legal advice. Based on our experience, I would not instruct this solicitor again.

Thank you for your feedback. We’re sorry you feel the work did not meet your expectations. Our advice was based on the information available at the time and was intended to ensure all potential risks were considered, however unlikely they may have proved. With hindsight, the matter may have appeared more straightforward, but there were factors outside our control that influenced our initial view. We’re sorry this did not align with your expectations, and we’ll take your comments on board.

Termination of Land Tenancy

We cannot thank Harriet enough for everything she did for us during the tenancy of land termination case. What started as incredibly stressful and overwhelming situation was made so much easier because of her kindness, guidance and genuine care. From our very first conversation we felt listened to and supported. She took the time to understand our worries, and explain our options clearly. She was always approachable, always patient and always willing to go the extra mile. When it came to the court hearing, her dedication and expertise truly shone through. Thanks to her hard work we achieved a successful outcome-one that brought us immense relief and peace of mind. We are deeply grateful for everything she has done. Tracey and Ian

Great service and outcome

I needed a contract lawyer to help with a financial situation. The team that worked on my case, Daisy, Chloe and Harriet were amazing. They were understanding of my situation, thorough with their work and ultimately we got the right outcome. Hopefully I don't need a contract lawyer again but if I did I would use Hansells.
