It is a shame that the FTB buying our flat decided to use a licensed conveyancer based in Stoke on Trent who were a complete nightmare. PLEASE, PLEASE, PLEASE if you read this employ a reputable local firm such as Peacocks and do not be tempted to try saving a few pounds using a LC- you will more than likely regret it as will lead to even more stress in was is already a fraught process.
