Sarah took on my case after my original solicitors went into liquidation with immediate effect in February 2026. At that point there was only one outstanding enquiry however the buyer’s solicitor dragged out the process and drip fed enquiries over several weeks and months. Sarah remained professional at all times, never needed chasing as Sarah was on it and acted with speed each time enquiries were questioned. I can’t thank Sarah enough for her patience and her drive to want to get my case completed. Harriet is also an asset to Sarah and when Sarah was on leave kept me updated and continued to try and drive forward my case despite the buyers solicitor lack of urgency. I would strongly recommend Sarah and Harriet to any prospective sellers or buyers wanting a friendly, high quality, professional and speedy conveyancer who actually communicates without the need to chase and always provides honest guidance. It is a shame not all solicitors are like Sarah.

I’ve now used Sarah Workman at Thomas Flavell Solicitors for two house sales, and I genuinely couldn’t recommend her highly enough. She is professional, meticulous, and incredibly thorough in everything she does. Our most recent sale was particularly complex and had to be completed on a very tight timescale due to our emigration. Sarah not only handled every detail with absolute precision, but she also took it upon herself to coordinate with others further down the chain to keep everything moving. Her hard work and determination made what could have been a very stressful process run as smoothly as possible. If you want someone who works hard, communicates clearly, and genuinely cares about getting the job done right, Sarah is exceptional. I wouldn’t use anyone else.

We had an excellent conveyancing experience from TFS, led by Sarah and Harriet. They handled both our house sale and onward purchase. The sale was ready to exchange very quickly. The purchase was considerably more complex, but Sarah was great at chasing everything we were waiting for and keeping us updated. We had some detailed phone calls with her about the most challenging aspects and all our questions were answered thoroughly and in an easy to understand way. She helped us make some critical decisions and we were very grateful for the advice she gave us. Sarah's attention to detail was also excellent, especially when she picked up on a crucial detail that had been missed by our vendor's solicitor. At the end of the process Harriet did a great job of chasing through our completions and making sure we had all the final documents. Thoughout the process the communication was great - we always got replies quickly. The online portal and digital signing made things really easy as well. Massive thank you to Sarah and Harriet for the conveyancing on our house purchase and sale. It ended up challenging on both fronts but Sarah and Harriet really did a great job of pushing things through and making sure everything was ready for exchange (much more than the solicitors on the other sides were doing!). I honestly think that if we'd had a poor or even a mediocre solicitor on our side we could still be waiting to move or the deal would have completely fallen through. Worth every penny and probably worth more than we paid! Our whole experience was good from start to finish, the app for uploading all documents worked well and if we needed support for anything, or had any concerns or questions they were quick to answer emails or the phone. We used TFS after a recommendation from our friends who also had a difficult purchase and we would and have recommended them to our friends as well. Thanks again!

I have no hesitation recommending Thomas Flavell & Sons for conveyancing. Sarah previously acted for a family member on their property purchase and the service I received on my own sale and purchase was excellent. Sarah and Harriet always replied promptly to any questions or queries and were very helpful and understanding when my intended purchase could not go ahead. When I found another property, they worked quickly to make sure I could align my purchase with my sale to complete at the same time. Any issues were dealt with quickly and on the occasions when I needed to contact them by phone they were very easy to speak to and put my mind at rest with advice on the best way forward.
