We had an excellent experience with Law and Lawyers while purchasing our first home Alex Martin provided outstanding guidance and communication throughout the conveyancing process, particularly during the enquiries, exchange, and completion stages. We would also like to thank Akhila for her support during the earlier stages, Aleena Jayan for her help with the property documentation and final requirements, and Naveen Antony and the Accounts and Compliance Team for their patience and hard work in reviewing our financial documents, including the gifted deposit paperwork. As first-time buyers, we had many questions and were sometimes anxious about getting everything right. The entire team was professional, patient, helpful, and understanding throughout. The worst conveyancing experience I have ever been involved in Law and Lawyers acted for the buyer in our property sale, which began in May and finally completed in September. Their handling of the transaction turned what should have been a normal house move into an unnecessarily stressful, drawn-out nightmare. The communication was dreadful. Estate agents struggled to get responses. Other solicitors in the chain struggled to get responses. Most incredibly, their own client repeatedly struggled to get responses. Progress often seemed to happen only after relentless chasing, and there were long periods where nobody appeared to know what was happening because Law and Lawyers simply were not communicating. It eventually became so bad that I, as the seller, found myself contacting my buyer’s solicitors directly in an attempt to get the transaction moving. That should never have been necessary. The consequences for us were very real. Because we had so little confidence about when the transaction would actually complete, we were unable to plan our move properly and ended up moving into our new home without furniture. The uncertainty and stress caused throughout the chain was extraordinary. Responses also seemed disproportionately concentrated later in the day and often only after repeated chasing. I cannot say why that was or how the firm chooses to organise its workload internally, but from the outside the service felt disjointed, painfully slow and completely lacking in urgency. House purchases are stressful enough without your solicitor becoming one of the biggest obstacles in the transaction. Delays can happen in conveyancing, but poor communication on this scale is entirely avoidable. Based on our experience, I would strongly advise anyone considering using Law and Lawyers for conveyancing to look very carefully at other options first.
