I would strongly advise anyone considering HS Legal for conveyancing to look elsewhere. HS Legal was recommended to us by Conveyancing Index. Following our experience, I have asked Conveyancing Index to review whether they should continue referring clients to this firm. My initial impression of HS Legal was positive because they offer an app which supposedly allows you to track the progress of your transaction. Unfortunately, this proved to be virtually useless. The app was rarely updated and still showed our purchase as only 13% complete when the transaction had already completed and we had collected the keys. If you are relying on the app to keep you informed, don’t. We instructed HS Legal on 19 February 2026 and completed our purchase on 22 May 2026. Whilst the transaction eventually completed, the level of communication throughout was one of the most frustrating customer service experiences I have encountered. Our file was handled by Jawad Mahmood and, despite numerous attempts to make contact over a period of approximately 9 weeks, I was unable to speak to him on a single occasion. The reception staff were always polite and friendly, and I have no criticism of them whatsoever. However, the process became painfully predictable. You would call, explain that you needed to speak to someone on Jawad’s team, be told you would be put through, fail to get through to anyone, and then be assured that the matter would be marked as urgent. If you were lucky, you might receive a response several hours later. More often than not, you were left continuing to chase for an update. Emails frequently went unanswered or received significantly delayed responses, leaving us constantly wondering what was happening with our purchase. To make matters worse, incorrect financial information was repeatedly requested. We were asked to provide a 10% deposit despite only proceeding with a 5% deposit. We were also repeatedly asked for funds despite explanations already having been provided regarding the source of those funds. It often felt as though our file had not been properly reviewed before requests were sent. Buying a home is stressful enough without having to spend weeks chasing your solicitor for basic communication. The legal work may have eventually got us over the line, but the lack of responsiveness, poor communication and repeated errors caused a huge amount of unnecessary stress throughout the process. I would encourage prospective clients to read reviews carefully and pay attention to which area of law they relate to. My experience relates specifically to residential conveyancing. If you value being able to speak to your solicitor, receive timely responses, and have confidence that your case is being actively managed, I would recommend looking elsewhere. Based on my experience, I would not use HS Legal or Jawad Mahmood again.

well , the worst solicitor i could have found, to think he is on NatWest panel of solicitors is a joke. I am buying a house and stupidly used the solicitor. It has taken 10 weeks so far no one else in the chain. NEVER answers the emails or calls, EVER! No correspondence whatsoever. Still waiting to hear from them My mortgage offer will expire before the solicitor gets his head out of his back side Avoid at all costs!!!

Hapless - numerous issues I used this company( although it seems to only be one solicitor, supported with what I have found to be inept case workers) for purchase/sell conveyancing last year and await a legal ombudsman review into my complaint. I initially complained to the solicitor about his companies service re below but received no reply. Issues as follows; -Emails were sent to me from the personal email address of the solicitor with no signature, meaning I didn't know who I am corresponding with or how many different case workers. I requested that emails sent to me were signed, but this was ignored. - An email was sent to me from this account confirming my completion date (again anonymous) so I booked a removal company. The email was incorrect as contracts had not been exchanged. This confirmation resulted in an additional cost of £420 for removals as I had to change the date. The solicitor, or their case workers, tried to defend their position by another anonymous email stating the date was for my purchase only...however this had not been agreed with any of the other parties and they had not completed all the required steps to do so -nothing signed whatsoever or agreed. The email from HS legal solicitors was fantasy. They also updated the incorrect completion date for both purchase and sale on their conveyancing portal which customers have access to, and both sale and purchase had to be completed on the same day. - Because of their false date they also billed me for an extra bank transfer fee for release of the mortgage funds from the incorrect date they had provided...as they forget to cancel the release of funds. I got this fee back eventually. - I have never been able to speak to the solicitor or had signed correspondence from him. He never answered the phone, Whats Apps messages or replied to emails. -I rang the HS offices numerous times and requested to speak to my solicitor. I have never been put through successfully and my calls never returned by the solicitor, despite specifically asking to speak to my solicitor. Instead I have received emails from - I don't know who they were from, as they were not signed, apart from one case worker I had sporadic interaction with. I have no evidence this solicitor actually exists or works from the Colchester office, or if any of his case workers do. - To add insult to injury, on moving day, after completion, there was a surplus of funds to be paid to me from HS solicitors, Despite chasing that afternoon, when the office was still open, I was not sent the money. An email reply to me said the finance dept was dealing with it. When I spoke to reception they told me there is no finance dept. I finally got the money the next day after more chasing. I await an update from the legal ombudsman after complaining to them. Summary -If you want a solicitor who won't return any communication, relies on case workers who won't say who they are, and you don't know who you are communicating with or their level of experience, want to risk relying on completion dates without foundation, costing you financially, your money not being sent to you on completion day, inaccurate billing, and a solicitor who does not have the basic decency reply to complainants, this solicitor is the man for you. It is almost funny looking at his replies to others who have complained, and the length he goes to, to defend himself. If he took this time with my case and others, perhaps issues would have been resolved, but as I have written, I don't actually know if the man exists...

She explained everything clearly and provided detailed feedback on my draft application. She also helped confirm my interpretation of the UK government regulations relating to my ILR application. This gave me the confidence to submit my application, which was ultimately successful. I greatly appreciate all the effort, advice, and support provided. Rahaf went above and beyond throughout the process. The administrative team was also highly professional and helpful in arranging my meetings with her. I would definitely recommend HS Legal Solicitors for their excellent service.

Charged fees which were not entitled to or charged me twice. Do not provide legal advice, case dealt with by non qualified staff not a competent solicitor. No final completion statement provided so no idea what has been paid for. Took 10 months to send application to land registry. I have tried since October 2025 to resolve issues which they either not respond to or provide incoherent response. No response since 5.12.25. Never use this firm again. Gone to Ombudsman and Solicitors Regulation Authority.

Worst experience buying a property in my life! Never got to speak with solicitor once Terrible advice, even denied receipt of funds to purchase they'd had for 4 days! Avoid at all costs to save your sanity

Absolutely wonderful team! Jawad and team got us through the property process and completion in record time. It was quick, efficient, easy with minimal intervention process overall. I would highly recommend using HS Legal Solicitors for a great experience.

🚨🚨AVOID🚨🚨 Shocking customer service and never want to speak on the phone. Want you to do your own chasing and it’s always delay after delay. Soon as they get your deposit they go radio silence, they will not be receiving anymore out of me!!

I found the firm to be friendly helpful and above all responsive to all my correspondence. There were a few messages from my buyer saying they had not received a response, but to be fair these all seemed to have been expecting an immediate response and when I contacted HS Legal, they were already on it and dealt with things straight away. Everything went through smoothly with the sale. I wouldn't hesitate to recommend them.

Recently completed on our property purchase and had a very positive experience with the team throughout the process. Communication was professional and responsive, and they kept us updated at each stage from exchange through to completion. Special thanks to the team for helping make what can be a stressful process feel much smoother. Would happily recommend their services to others purchasing a property.
