Hapless - numerous issues I used this company( although it seems to only be one solicitor, supported with what I have found to be inept case workers) for purchase/sell conveyancing last year and await a legal ombudsman review into my complaint. I initially complained to the solicitor about his companies service re below but received no reply. Issues as follows; -Emails were sent to me from the personal email address of the solicitor with no signature, meaning I didn't know who I am corresponding with or how many different case workers. I requested that emails sent to me were signed, but this was ignored. - An email was sent to me from this account confirming my completion date (again anonymous) so I booked a removal company. The email was incorrect as contracts had not been exchanged. This confirmation resulted in an additional cost of £420 for removals as I had to change the date. The solicitor, or their case workers, tried to defend their position by another anonymous email stating the date was for my purchase only...however this had not been agreed with any of the other parties and they had not completed all the required steps to do so -nothing signed whatsoever or agreed. The email from HS legal solicitors was fantasy. They also updated the incorrect completion date for both purchase and sale on their conveyancing portal which customers have access to, and both sale and purchase had to be completed on the same day. - Because of their false date they also billed me for an extra bank transfer fee for release of the mortgage funds from the incorrect date they had provided...as they forget to cancel the release of funds. I got this fee back eventually. - I have never been able to speak to the solicitor or had signed correspondence from him. He never answered the phone, Whats Apps messages or replied to emails. -I rang the HS offices numerous times and requested to speak to my solicitor. I have never been put through successfully and my calls never returned by the solicitor, despite specifically asking to speak to my solicitor. Instead I have received emails from - I don't know who they were from, as they were not signed, apart from one case worker I had sporadic interaction with. I have no evidence this solicitor actually exists or works from the Colchester office, or if any of his case workers do. - To add insult to injury, on moving day, after completion, there was a surplus of funds to be paid to me from HS solicitors, Despite chasing that afternoon, when the office was still open, I was not sent the money. An email reply to me said the finance dept was dealing with it. When I spoke to reception they told me there is no finance dept. I finally got the money the next day after more chasing. I await an update from the legal ombudsman after complaining to them. Summary -If you want a solicitor who won't return any communication, relies on case workers who won't say who they are, and you don't know who you are communicating with or their level of experience, want to risk relying on completion dates without foundation, costing you financially, your money not being sent to you on completion day, inaccurate billing, and a solicitor who does not have the basic decency reply to complainants, this solicitor is the man for you. It is almost funny looking at his replies to others who have complained, and the length he goes to, to defend himself. If he took this time with my case and others, perhaps issues would have been resolved, but as I have written, I don't actually know if the man exists...

They provided the cheapest quote for a auction process purchase for a flat via a limited company. It became apparent that the individuals in charge had no experience or clue of dealing with auction processes. They tried to justify this by claiming that the process was 'complicated', but it was not. They simply did not know what they were doing. Amongst other things: - Missed fundamental information in the reports, e.g., did not pick up on, nor provide commentary on the Special Conditions of Sale -something that is standard in auction processes - Did not acknowledge their mistakes - When such mistakes cost up money, we ended up having to 'negotiate' for them to cover some of the additional costs - which they only reluctantly agreed to, without accepting responsibility for the errors. - Documentation that should have been forwarded on, was not - Did not provide accurate completion statements that had been provided by the seller's solicitors, despite having received an updated completion statement prior to completion - Did not care to inform us that we had overpaid the amount due at completion, albeit by a paltry £30. Whether knowingly, or unintentionally, this simply should never happen with solicitors - they should hold themselves to a higher bar of integrity. - Had to be chased repeatedly and on multiple occasions - Whilst acknowledged 'deficiencies' and 'errors' had been made, at no point offered a sincere apology, nor compensation. - Final completion statement prices differed from initial quotation and this had to be pointed out to them. - Overall, too much stress, too much time taken checking everything they were sending across. Complete lack of trust in them.

Multiple mistakes in the course of conveyancing, starting with putting the wrong buyer name on the contract, marking the purchase as "limited company" instead of normal personal purchase of a 1st time house, and lastly by accepting a 5% less deposit on the contract signed by the seller compared to the higher figure transferred to their account and stated on my, the buyer's contract. which I discovered after sale completion when i asked for a copy of the signed contract. Poor integrity: claiming that "it is a legal rule to put 10% only on the contract but to transfer any amount" No communication whatsoever with a qualified solicitor from a start to finish. No communication with the paralegal who are not experienced at conveyancing and have made repeated serious mistakes in the sale papers and wasting time and causing more stress to an already stressful process. They don't advise you on the process at all. they don't check documents received from the seller's solicitor and after I reviewed a couple of docs i discovered multiple discrepancies/errors that made me realize i had to fact check every document myself; to discover more issues! They did not stick to the initially agreed time frame although all parties were ready to complete by a specific date and the searches' outcome came back in reasonable time- until i advised i am using a different solicitor to complete, which has prompted them to complete the conveyancing within a week! Totally monetary driven- They explicitly and shamelessly work against their client's best interest. Only gross negligence and poor integrity can describe their way of working.

Recently completed on our property purchase and had a very positive experience with the team throughout the process. Communication was professional and responsive, and they kept us updated at each stage from exchange through to completion. Special thanks to the team for helping make what can be a stressful process feel much smoother. Would happily recommend their services to others purchasing a property.

Great service. I had a very bad experience using online conveyancing in the past, but my experience with HS legal was completely different. Everything was dealt with efficiently. There were no delays from my side of the transaction, communication with Jawad was excellent. I was always kept informed of progress and all responses were prompt.

HS Legal carried out the conveyancing for my house sale. They were very efficient and responsive throughout. Answers to queries came back within minutes. They also communicated efficiently with the other parties in the chain and the house sale went through smoothly.

Avoid this company at all costs especially Jawad Mahmood. I had an extremely disappointing experience with this solicitor. It has now been 9 months since I completed on my property, and my property is still not registered with the Land registry and all documents have still not been completed. Throughout the entire process, communication was virtually non-existent. I received no meaningful updates, and repeated attempts to contact them were ignored. The level of service is unacceptable, especially for something as important as property registration. The lack of accountability, poor communication, and excessive delays have caused unnecessary stress and frustration. I would not recommend this firm to anyone.

We were grateful to have the services of HS legal whom we found were more reasonably priced than others. In our case there were first time sellers and first time buyers which meant there was a lack of knowledge and awareness of process flow, dependencies, actions, owners and elapsed times.. There were added requirements for information on account of solar panels for the new build. HS legal managed to help complete and ramped up with attentive action, cooperation and responses as the deadline approached. This was especially important as dates had moved already for reasons not relayed to HS legal. I was pleased with the results and would use HS legal again. We only took off one star as it felt a bit reactive and as we knew little about the process, one recommendation is to have some kind of communal portal or visual progress bar with upcoming dependencies and actions needed for key milestones with ownership stated. That way each party is aware of who needs to do what and when. Over all the service was affordable and professional, there seemed to be a strong preference on written communication with client. The desired outcome was reached however without us having to incur additional costs due to delays from other parties, so we are satisfied and content with the outcome. We recommend HS legal and felt that the team worked hard to resolve queries and return responses to the other parties. We thank HS legal for their services and will use them again in the future should the need arise,
