Short leases cover leases of properties for relatively brief terms and the way those terms affect rights, charges and future options. A solicitor in this area drafts or negotiates short leases, reviews existing leases for renewal or extension, and handles issues around service charges, ground rent, and forfeiture. They also advise on extending a lease or purchasing the freehold, and on applying to the Land Registry to register changes. The work often involves coordinating with freeholders, managing agents, and housing associations.

Where a solicitor protects your position

The decisive issues are the enforceability of the lease, deadlines for extensions or renewals, and the impact of lease terms on rights of occupancy and ownership. A solicitor provides guidance on securing proper documentation, ensuring correct calculation of charges, and navigating any disputes arising from service charges or renewals within statutory timeframes.

Nicholas James Taffs

Tagged solicitor Nicholas James Taffs

Nick Taffs has just handled the conveyancing work for the sale of my property and the purchase of my next house. Throughout the process he and his assistant, Terrie Foot, have been professional, efficient and excellent to deal with, responding immediately to any queries I might have. Moving house is a stressful business, and I would highly recommend Streathers to anyone embarking on this journey.
