In March of 2024 I was allocated Bennett Oakley and Sarah Rowland for a staircasing to 100% but Skipton. I had no end of trouble trying to talk to Sarah and when I was able to talk to her she would say that she couldn't give me information because I wasn't the client, Skipton was. Her assistant Katherine Awcock when much better to deal with. Finally completed the Staircasing and tenancy changed from Leasehold to Freehold at the end of April this year (2025) We have now accepted a sale on the property but we're stuck because there is 2 tites on the property. Our new local solicitors have asked for the title change to be expected and nothing has been done. After 2 weeks of trying I was able to speak to Katherine again and she printed loads of stuff off and passed it on to Sarah. I in the meantime had arranged a phone call from Sarah for today. Not only was the phone call 30 mins late, she said it can take several months to go through and it was up to my new solicitors to sort out cos they have already expedited the tite change with Land Registry. I am now worried that I will loose the sale of the house due to the lack of communication and passing the buck.

Unprofessional and misleading. I had to change solicitors mid-transaction. My experience with Bennett Oakley has been extremely disappointing. I instructed them in December 2024 for a straightforward no chain sale transaction, making it clear from the beginning my expectations to complete within 3 months. Despite this, after 4 months of minimal progress, no clear timeline, inconsistent and often misleading communications I had no choice to transfer the sale to another solicitors. I was repeatedly forced to chase for updates (sometimes for weeks) , only to later discover that key tasks had not been completed even after I’d been told otherwise. This included delays of several weeks in responding to the buyer’s solicitors and misleading updates about documents being sent or actions being taken. The cumulative delays and lack of transparency led to a serious impact on my onward plans. I raised a formal complaint and even after that found out conveyancers provided me with misleading information about tasks completed. I ultimately had to transfer my case to a new solicitor. This experience caused significant stress, financial implications and a complete loss of confidence in their ability to finalise my transaction. I would not recommend their services to anyone seeking a professional conveyancing firm.

Sarah assisted me with a recent property purchase. Sarah and her team kept me well informed throughout the process and provided an efficient and friendly service. I was extremely satisfied with the service received and I would highly recommend this firm.
