Sale of Leasehold Flat / Purchase of Freehold House
Could not fault BTMK from start to end. they were not the cheapest quote i received (not a huge amount of difference), but offering a no-sale no-fee service was key to me. Selling a leasehold flat was not going to be easy and i had a sale had fall through 5 years ago - using a different solicitor - so i was keen to make sure i wasnt paying a whole fee if the sale fell through again. i firmly believe you get what you pay for with solicitors and the team were excellent. They were easily reachable by phone and email through a very challenging process. i was the middle part of a short chain but the people at either end proved difficult to deal with. i would definitely use BTMK again and would definitely recommend them to anyone planning to buy/sell.
Even dealing with my management company and freeholder, they managed to get the whole process of a sale and purchase through a lot quicker than anyone expected.
10/10 highly recommend them

Kevin's team were amazing
Kevin and his team acted for me in respect of the sale of my late father's house.
I was kept informed of the progress of the transaction on a regular basis by Danielle and Sophie ensured that the completion went smoothly. The whole transaction was stress free and I could not have asked for a better service. I would thoroughly recommend Kevin and his amazing team

BRILLIANT FROM START TO FINISH
We used BTMK for my house sale and my new house purchase back in July 2022, I didn't hesitate contacting them again to deal with the conveyancing of the sale of my dad's property, I contacted Kevin who we dealt with back in July 2022 and asked him if he could act again, we had excellent service from start to finish, from our experience we wouldn't hesitate recommending to family and friends

A generally poor service
As a first time buyer, I was recommended to use this solicitors but had a very bad experience from the off.
Throughout the purchasing of the property process, the knowledge, attention to detail, and communication was poor.
At the very start of the process I clearly labelled and supplied every piece of documentation required in an email.
Included in this document was clear images of our driving licensees and forms with both my name and my partners name. In every single piece of paperwork, including the official signed contracts, my partners name was always spelt incorrect and needed the solicitor to amend the forms. In total this meant at least 6 official forms that the solicitor sent out had the wrong names on, even through we pointed the mistake our every time.
Early on in the process, we renegotiated the price of the house and this was all agreed with the seller, the estate agent and the mortgage provider. This price adjustment was clearly communicated to the solicitor.
However, every subsequent form from the solicitor included the original (now incorrect) price. This included the official signed contracts and the mortgage forms to the bank, which resulted the bank initially rejecting the mortgage as the property value from the solicitor was incorrect to the agreed mortgage offer I had with the bank.
Additionally, the final land registry form which was received approximately 6 months after sale completion also had the incorrect price, which meant that the form had to be amended which we awaited a further 6 months for.
When it came to exchanging the contracts, it required an agreement of the completion date. On two occasions, the solicitor advised completion dates which was before the bank had agreed to transfer the money across from the various accounts which would have resulted in the sale not being able to be completed on the signed and agreed date causing fines for the delay. I had to on two occasions advise the solicitor to move the completion date till after the bank had agreed to provide the money.
In general as a first time buyer who is paying for a service from a solicitor, nearly every form was having to be checked and amended and I was having to advise on completion dates.

Purchase of property
My partner and I are first time buyers and we can not fault BTMK. They have made the process of buying a house as stress free as possible. Danielle and Kevin were friendly and polite.

Smooth house move

Excellent experience
I asked Mary Kearney at Affinity for recommendations for solicitors- she recommended Kevin at BTMK.
Throughout the process, Kevin and his team were very professional and helpful. I was most impressed that their quote matched (give or take) the price I paid in the end. There were no hidden costs (even with my many questions). We will be selling another property soon and without a doubt, Kevin and BTMK will be my first choice.

Absolutely fantastic as first time buyers
Kevin and Danielle were so helpful and always keeping in touch with updates. I felt bad at the end as we had so much pressure from the sellers estate agent and having never done this before, I think I put pressure on the team where it wasn’t needed. Both Kevin and Danielle were so lovely to us throughout despite this and were as clear on the information they gave us, even though house buying is full of confusion and no guarantee that the information on one day will be the same the next.
I will be recommending Kevin and the team to anyone and everyone, so thank you ☺️
