I have used Coodes in Holsworthy on multiple occasions. Both Kate and Amelia have been exceedingly efficient with both the house purchase and sale and have been quick to act on various points along the way, completing the process of sale in just under 8 weeks. I wouldn't hesitate to use them for the next purchase.

Very understanding
I was helped out emotionally as well as given expert advice. They were very supportive when I broke down in tears a few times too. The secretaries were also 200%

Efficient service but not always clear guidance
The communication and service was quick and fulfilled what we needed, and we felt we knew what was going on at all times. However, as first time buyers we haven’t been through this process before, so clearer step by step guidance would have made it less stressful. We often found instructions/questions hidden paragraphs into documents or letters attached to emails which meant we missed some important steps and had to ask a lot of questions. There were several little mistakes in draft documentation or letters such as the wrong mortgage amount, which caused stress and loss of trust. As this firm is on the higher end of the price scale I had hoped for more support and guidance through the process. We also found the deposit verification process unnecessarily intense as we had to provide statements and documents going back to childhood to prove inheritance - I would have chosen a different solicitor if I had known this was part of their requirements.

Good but not great
Kate and Sarah were really prompt in their responses, very professional and clear with instructions however I do think there were some things that could be improved upon:
1: a few times names seems rushed, a few documents were assumed that we were married
2: a few emails had spelling mistakes or repeated words/sentences
3. Lots of jargon, as a consumer of the service I would have appreciated clear instructions in layman’s terms, I think this can be done whilst also continuing the professionalism
Above is just feedback, we are very happy with the service we received and thankful for everything Kate and Sarah did for us. What we did appreciate was having responses to queries even at 7pm or later! Thank you. a few times we had worries that were extinguished before dinner rather than going to sleep with them

Conveyancing
Kate handled the sale of our father’s property for myself and my sister who do not live locally to the property. Everything went smoothly and we were able to remotely conduct the sale which was perfect. In a stressful situation it was good to know that the details were being taken care of by somebody who had everything covered. I would recommend Kate. My father previously used Coodes for drawing up his will and the Power of attorney for myself and my sister.

Excellent Professional Service

Excellent
Kate and Sarah handled our purcase and subsequent sale with utter professionalism, they were always available to answer our questions, on the few occasions they were unavailable either would get back to us as soon as possible. Kate was extremely easy to talk to and offered sound advice when needed.
