I had a really disappointing experience with my conveyancing firm, particularly with the service provided by Kimberley Floyd. The biggest issue was the lack of transparency around fees. I was presented with additional charges totalling thousands of pounds at around 1pm the day before completion, leaving me with very little time to challenge them. With only 20 days left on my mortgage offer, delaying completion risked losing the interest rate I’d secured. When I questioned the fees, I was also told I could face further charges if the mortgage funds had to be returned to the lender. I felt pressured into paying because I had very little realistic choice. I was charged £476.80 for the mortgage lender fee, £224.40 for the Stamp Duty return and £272.40 for expedited completion, without feeling that these costs had been properly explained or justified. I also paid for a fast-track service, yet the process took around five and a half months, despite there being no property chain. On top of this, the agreed fee for the transfer of part increased without explanation. As a first-time buyer, I expected clear communication and guidance throughout the process. Instead, I often felt left in the dark and that my lack of experience was taken advantage of. Buying a house is stressful enough without unexpected fees appearing at the last minute. The lack of transparency and the way my concerns were handled have left me extremely dissatisfied. Based on my experience, I would advise other buyers to get every fee clearly explained and agreed in writing before proceeding.

I’m a downsizer, selling my big house and moving to a small bungalow. It’s 25 years since I last moved, and this time I did it all alone. Many things went wrong along the way with my buying chain, but with a lot of help from AVRillo I got there. The call surgery system was just right for me, whenever I needed help I could book a conversation with Kimberley. Her calm wisdom always made me feel that it would all work out in the end. I did struggle with some of the technology but help was always there. AVRillo work at a fast pace but I quickly adjusted to that and enjoyed the progress. Overall I sincerely hope I never have to buy and sell again, but I enjoyed working with AVRillo and would recommend.

A mixed experience – room for improvement As first-time buyers, we expected clear communication, professional guidance and reassurance throughout what is already a stressful process. While AVRillo successfully handled our property purchase and helped us reach completion, our overall experience was mixed. Communication was not always as supportive as we had hoped. On one occasion, when trying to discuss our concerns with Emma, the response we received was “it’s your gamble”. We found this particularly disappointing, as we were looking for professional guidance to help us understand the risks and make informed decisions. There were also stressful discussions regarding our deposit, which we feel could have been handled with more care and clarity. Another disappointment was the indemnity insurance issue. Although we completed our purchase in August, the policy was not provided until early October, following several emails and reminders. AVRillo presents itself as a family business that cares about its clients, but unfortunately, this was not always reflected in our experience, particularly when it came to communication and reassurance. We appreciate that the purchase was completed successfully and that the outstanding insurance matter was eventually resolved. However, we believe there is significant room for improvement in customer care, communication and post-completion support. Overall, a satisfactory outcome, but a more stressful experience than it needed to be. 3/5 stars
