Avoid Avrillo

I used Avrillo for my first time buy a few months back. The chain broke but my overall experience was very disappointing. 1. They claim to have a award winning portal. This is a broken portal where searches don’t work in most of the browsers including chrome. They dump all emails there and expects clients to find and read them. 2. The solicitors are very naive and don’t have an understanding of what to convey. I am now using a matured solicitor from another firm and all questions that I used to ask them about information from seller, they kept pushing me to ask the Agents. I see the difference between a naive and a professional now. 3. The agents don’t talk to your over phone and you need to book an appointment with them. On seeking advice they would would only state the generic statements and provide no clarity. 4. They keep sending self praising emails about how fast they are but in the nutshell they just look to get indemnity and try to finish it there. 5. They will send you thousands of documents. When I spoke to this agent I was using Angela Higgins about the search money which could have been returned to me for next solicitation, she just mentioned you could have read it in the documents we send. So a generic response but they need money for insurance etc that’s when they will give you all details. I would strongly recommend not to use them. I was suggested to use them by the agent Kallars. Use the ones which are more experienced and deal over email, phones and in person.

The Pros: Transparent Pricing: The initial quote of £2323.16 (inc VAT) was broken down clearly, which I appreciated. Modern System: The digital setup and online portal are far superior to the old pen-and-paper methods, and having a dedicated team should, in theory, keep things moving quickly. The Cons: Pushy Marketing: The onboarding process felt overly aggressive; I only instructed them because of an estate agent recommendation. Inaccurate Portal: The online percentage tracker stagnated at around 60% even when exchange was imminent, defeating its purpose. Communication Black Hole: It took four weeks of constant chasing to finalise simple indemnity insurance. Worse still, their slow response times caused us to miss our original exchange date of 5/5/26, pushing back the completion timeline. Admin Inefficiency: Despite requesting my mortgage details months prior, they panicked at exchange and made me chase the bank for a redemption statement. My bank confirmed AVRillo could have pulled this securely via Lender’s Exchange in 3 hours. When I told them this, they requested my account number again even though they had access to this info. Lack of Internal Coordination: They continuously harassed both myself and my estate agents for a commission invoice that had already been sent three separate times. Nobody seems to check the inbox before firing off automated, daily chasing emails. I wouldn't recommend them!

AVOID. They aren't even registered as solicitors with the SCA. Pretty awful experience full of fear mongering emails which seem to often be selling more indemnities. We had to constantly chase and correct their work. Spend the extra money and use a solicitor who will actually advise....

The company’s service was good, and I had an outstanding solicitor handling my case. However, their quote was the highest among those I received. I proceeded with them despite the cost, only to have an additional £1,300 added to the quote at the end of my purchase. No unforeseen services were rendered, and there was no underwriter involved. This left me feeling taken advantage of as I have no choice but to pay.

We’re still a family-run firm, founded 26 years ago, and we take trust, transparency and fairness extremely seriously. In the meantime, some general reassurance which may help: 1. How fees can change from an initial quote At the early stages of a transaction, it isn’t always possible to predict every eventuality or the full scope of additional work that may arise — some issues only become apparent once we begin the title investigation, receive documents from third parties, or have to comply with lender-specific requirements. That’s why we provide our instruction form and Terms of Business upfront, which set out potential additional charges (at fixed, discounted rates) and guidance on budgeting for contingencies. For transparency, this fee information is also visible on our website. 2. Third-party costs vs our fees Our quotes are itemised so clients can see the difference between our legal fees and third-party disbursements (for example searches, Land Registry fees, managing agent packs and other external costs). Where an amount appears “added on”, it is often because a third party cost has been confirmed late in the process, or additional legal work became necessary during the investigation. That said, none of this helps if you feel it wasn’t properly explained — which is exactly why we want to review your matter. 3. Your concern that “no unforeseen services were rendered” If you believe the additional £1,300 does not relate to any additional work or disbursements on your file, that is something we will take seriously and investigate properly. It’s nearly impossible to speak with anyone directly unless you book an appointment online and same-day availability is rare. Most communication is handled via email, but several of my messages were ignored, which later led to an insurance issue. The apology I received was minimal and ultimately meaningless. There was no real support in completing the paperwork. When I asked questions, the responses were vague, leaving me to Google legal terms just to understand what I was signing. Overall, I found the lack of communication, poor service, and absence of accountability deeply frustrating. I would strongly caution others to think twice before working with this office

Every booking and call is recorded, so we’re happy to investigate what happened and take steps to improve. 2/ On Emails & Follow up Every message sent or received is tracked through our live (as it happens case system - the only one of its kind). We aim to be proactive, and if we’ve fallen short, we’ll do what’s right. 3/. Guidance & Understanding You should never feel like you have to Google legal terms, that’s what we’re here for. How we work: We operate using a specialist legal team structure (similar to a specialist surgical hospital unit), where different specialists handle different stages to keep things moving quickly. Myself and my partner are first time buyers 21 and 24yo and it has been a rollercoaster and 6 months of delays and issues however this is NO fault of our conveyancer solicitor Sophia and she has been a star throughout due to delays in the top of the chain . We had our offer accepted in 23rd December and we were ready toe exchange and complete by mid February ( due to delays at top of the chain which were out of our control this could not happen) however if we didn't have those delays i had no doubt in my mind we would-be in our house with no issues and she sped through this process!! Through my worries and stresses Sophia has eased my nerves and has grafted day by day getting the answers and positive outcomes both me ands my partner wanted. Sophia deserves a gold star medal dealing with the worries, emails and panic i endured throughout and she really is a credit to the company, she would update us DAILY when she could and every question we had at the end of the day he always provided a thorough explanation which really helped put things into perspective as this process has been daunting at times and she reassured us every step of the way. I want to thank Sophia from the bottom of my heart despite this being a stressful time we couldn't of wishes for a more wonderful conveyancer and she really is a credit to the company and like i say deserves a pay rise for the stress i may have put her through and upon reflection i was very stressed lol !!! The cost at the end was slightly higher than quoted however due to delays, the length of time this has taken i expected this and had no issues sending this to Avrillo. Thankyou Sophia, Kim and all that supported at Avrillo you have been amazing!
