Improvements by business tenants cover alterations, additions or fit-outs to leased commercial premises, where the tenant seeks consent from the landlord before starting work. A solicitor helps draft or negotiate heads of terms for consent, review the impact of any improvements on rent and service charge provisions, and ensure the landlord’s response is timely. The work also covers what happens when a lease ends or is renewed, including potential compensation or an adjustment to the final settlement.
The solicitor will identify the specific alterations, lease provisions governing consent, rent review mechanics, landlord's works liability, and any compensation regime under the Lease. They review professional duties, draft notices, and coordinate with surveyors or valuers to avoid disputes and ensure compliance with the property's lease terms.

I've used Athilaw on a number of occasions now for property purchases both residential and commercial and they've been really helpful. Easy to communicate with and always willing to push the vendor and their solicitor where required.
