My main observation was the apparent lack of understanding when verifying the provenance of funds. The key word in POCA is "suspicion". Once suspicion has been allayed, the search is over. I did work for the United Nations on this very issue so I do know the subject matter. I supplied evidence of this. If I could not verify every last penny after 44 years work, I would say that is normal. I would be far more suspicious in the regulated sector if the subject could! Discretion and judgement are tools needed here and this seemed to be misunderstood/ absent. I think this is a training issue and not the fault of the employee.

Awful I ended up having to speak to the council, builders and God knows who else because our solicitor didn't trust/believe the word of people in public office (in writing) and believed everything was a "con" wouldn't use again whilst I still draw breathe Turned out know one person as lying and our solicitors assumed she knew best

I recommend Ringrose and the approach with an app to see that each stage has been completed. We used the service for a new build and were kept updated on questions with the builders solicitors that needed further investigation. They kept to the agreed timescales and were always professional.

Using the app was an utter waste of time with very little or no communication and updates. The app was not updated in a timely manner. I had to do all the chasing. It was only a couple of weeks ago that there was a staff shift and I was allocated Rebecca in the Sleaford office, then the service was excellent. Rebecca can gave a 10/10 for her customer service, communication and help. I will not be using the app again on any further house sales, maybe only to upload documents and bits.
