Savage Silk

I used Savage Silk for the purchase of my home in early 2020. Five years later, while trying to remortgage, I discovered they failed to register a crucial discharge provided at completion. This oversight has made it impossible for me to remortgage costing me many thousands of pounds in avoidable costs. Worse, they've refused to engage meaningfully, despite formal complaints, a pending Legal Ombudsman case. Instead of accepting responsibility, they delegated to their partner organisation, HS Conveyancing without my consent, adding confusion and delay. Their mistakes have caused real financial harm and continue to do so - including increased mortgage interest, Help to Buy penalties and the expiration of my mortgage offer. I am now taking action against them for professional negligence. If you value your time, money or peace of mind, stay far away from this firm. Their internal failures, evasiveness and disregard for professional duty have made this the worst legal experience I've ever had.

I instructed Savage Silk for my property purchase in 2020. Years later, when attempting to remortgage, I discovered they had failed to register a DS3 discharge provided by the developer’s lender at the time of completion. This critical error allowed the developer to refinance land he no longer owned — including my plot — and it has since blocked my title registration and caused over £4,700 in preventable losses. Despite repeated contact, formal complaints, and an ongoing Legal Ombudsman case, Savage Silk have consistently refused to take responsibility or provide a proper response. Instead, they passed the matter to HS Conveyancing — a partner firm I never instructed — compounding the confusion and delay. Their conduct throughout has been evasive and professionally incompotent. I have since issued a formal Letter of Claim and requested their indemnity insurer details, which they have ignored. If you're considering using this firm, I would strongly advise against it. Their failure to carry out basic conveyancing duties and their unwillingness to engage in any meaningful resolution process have made this the worst legal experience I’ve encountered.
