This review is based solely on our recent personal experience with Heringtons. As first-time buyers in the UK, we obtained several conveyancing quotes. Heringtons was by far the most expensive, but we chose them believing the premium price and their initially responsive communication would mean a premium service. Unfortunately, that was not our experience. Nearly 8 weeks after instructing them on a chain-free, freehold purchase, we were still chasing confirmation that our source of funds was satisfactory. The only search report provided directly to us was the Water & Drainage report, in which we ourselves identified a discrepancy requiring clarification. We also found from the provided complete conveyancing file that the Local Authority search had been received on 24 July, but the main enquiries were not sent until 13 August. Documents were also described as outstanding even though they had previously been supplied with the contract papers. Our biggest frustration was the communication. We repeatedly had to ask where matters stood and received little practical guidance on issues arising from our survey and specialist inspections. We were then advised that because of the volume of correspondence and chasing, further work would be charged by the hour despite having originally been quoted on a “fixed and structured” basis. For us, this defeated one of the main reasons we had chosen the firm. After almost eight weeks, we decided to change solicitors because we had lost confidence in the communication and progress of the transaction. We were nevertheless left with substantial legal and search costs despite changing firms before exchange or completion. The contrast after moving firms has been significant: our new solicitor quickly reviewed the file, identified outstanding matters and gave us clear explanations and practical guidance. Buying a first home is stressful enough without repeatedly having to chase to understand where your conveyancing stands. Based on our experience, we would not recommend Heringtons for conveyancing and would not use them again.
We are sorry to hear of your disappointment. Buying a first home can be stressful, and we take concerns about communication, costs and general progress seriously. Our fees will only increase in exceptional circumstances; when unforeseen complexities arise, or a client requires significant additional time from their lawyer, beyond what we can reasonably anticipate. On those rare occasions it is necessary to forewarn clients that additional fees may become payable, but we always advise of this possibility in advance of those additional fees being incurred. Sometimes third parties can impact the speed of a transaction beyond our control. We will certainly review your file to identify if improvements can be made and wish you well with your purchase.

I didn’t have any previous experience of this firm, but as a solicitor myself (albeit not one who is familiar with conveyancing) I’m a little leery of licensed conveyancers and would rather use a solicitor. The firm was recommended to me by an estate agent (along with a couple of others) and their quote to do the work was the most competitive. I found Yuen Ling Chan (the Partner assigned to my case) to be very pleasant to deal with, competent and easy to contact when required. She properly advised me of a risk issue with the property I intended to purchase (which lead to me getting a Level 3 survey to assuage any concerns) and kept to the strict time limits required for purchasing the property at auction. I’d have no concern in recommending her services to others.
