Delightful experience with a solicitor in a failed property purchase
I placed a reservation with a developer in March 2017 for the purchase of a yet-to-be-built property in Media City, Salford and appointed Blackstone Solicitors as my solicitor for the transaction. The solicitor gave me very useful advice and assistance on the purchase and took the transaction forward to exchange of contract. A substantial deposit was paid to the developer via the solicitor under the sale & purchase agreement. Unfortunately the developer failed to complete the property on time. Under the agreement, I was entitled to rescind the agreement after the specified date 31 December 2021. Without having heard anything from the developer about the undue delay, I eventually instructed the solicitor in September 2022 to issue a notice of rescission to the developer and seek the return of the deposit paid. Subsequently the solicitor issued a number of letters and reminders to the developer to pursue refund of the deposit. Thanks to the insistence and effort of the solicitor, I finally received the refund of the deposit in full from the developer in February 2023 without having to resort to proceedings in litigation. Blackstone Solicitors acted with due diligence and professionalism in handling the matter for me throughout the process. What is more, high commendation must be given to Mr Wesley Grice of Blackstone Solicitors who has given me clear and helpful advice about my rights as a party to the agreement and kept me regularly informed of the progress in the matter.
