I was really happy with my solicitor, Jeanette Frangou, she gave me good advice and it was a pleasure talking to her. Jeanette's assistant, Donna Fairhead, was also really helpful and very patient, especially with all the questions, queries and paperwork that had to be sorted out. My sale fell through but they continued to be helpful and kind. I recommend this company 100 per cent.

We were recommended to use Lamb Brooks by a relative for conveyancing. Initially they seemed quick and responsive whilst preparing the quote and the initial searches. However this experience quickly soured as they became evasive and did not respond to simple requests like being updated on progress and did not respond to emails and calls for days which was not professional. We unfortunately had to pull out of the sale having transferred the deposit to them. It took over a week of chasing for this to be returned and it seems as once they had their fee they didn’t care about their customer service which in the end was very poor. We would not recommend using them and for our next house purchase have found a much more responsive solicitor who operate on no completion no fee basis. I would recommend to avoid them both on cost and the poor service you will receive for a “premium” solicitor.
We used Lamb Brooks for our property purchase. I couldn’t be happier the service we have received. Thorough, responsive, and well priced. Amelia with support from Isobel have been fantastic and I highly recommend them!

We can't thank Janine and Allison enough in helping us with the legal process to move house. We had a very tricky situation with our buyer and they held our hand through this very trying time and kept us well informed throughout the process, even during the evenings and weekends! The only reason we didn't give five stars was that the original solicitor and assistant assigned to us left early Lambrooks early on in the process which meant that Janine and Allison had to pick up the conveyancing etc. which meant a slight delay. If you have Janine and Allison assigned to your conveyancing, you will be in very safe hands.

I am extremely disappointed with the service I received, particularly from two members of the Property team, one of who is apparently the Head of Law. For approximately 8 - 10 weeks, there was little to no progress on our purchase property. Rather than acknowledging the distress and frustration this caused, I was criticised for having a poor telephone connection while I was abroad on holiday. At no point was there any empathy or meaningful communication regarding the delays. They continued to mention I have also not provided them with certain information regarding our sale. Which is false! Just another lack of communication between her assistant. Thankfully, we have now found another firm that has provided a significantly better level of service and professionalism within a week! Given my experience, I find the positive ratings quite surprising.
Emma - I am sorry to read your review. I confirm I have investigated your comments. As you are aware no draft contract pack was ever received from the seller's Solicitors in respect of your proposed purchase. Perhaps you should contact the Estate Agents (who agreed the transaction for you) to explain the delay. You never told us you had a Help to Buy Loan which would have increased the fee estimate as additional work is required as is widely known in the property world. You called us from your holiday and we could not hear you on the line. Good luck with your transaction and I hope it all works out for you with your new firm LB
We chose LLB as we wanted to make sure that a house sale went through quickly with no delays due to conveyancing. LLB managed to complete this sale within 55 days and couldnt have been more professional, proactive and friendly! Janine and Allison were always available for queries and we wouldnt hesitate to use them again.

I reached out to get help with a Statutory Declaration. The firm and the solicitor promptly contacted me and clearly explained the process and the options. In the end, thanks to his advise, guidance and honesty I didn't need to proceed with the declaration and I wasn't required to pay for the quoted fees.
