I was really happy with my solicitor, Jeanette Frangou, she gave me good advice and it was a pleasure talking to her. Jeanette's assistant, Donna Fairhead, was also really helpful and very patient, especially with all the questions, queries and paperwork that had to be sorted out. My sale fell through but they continued to be helpful and kind. I recommend this company 100 per cent.

We were recommended to use Lamb Brooks by a relative for conveyancing. Initially they seemed quick and responsive whilst preparing the quote and the initial searches. However this experience quickly soured as they became evasive and did not respond to simple requests like being updated on progress and did not respond to emails and calls for days which was not professional. We unfortunately had to pull out of the sale having transferred the deposit to them. It took over a week of chasing for this to be returned and it seems as once they had their fee they didn’t care about their customer service which in the end was very poor. We would not recommend using them and for our next house purchase have found a much more responsive solicitor who operate on no completion no fee basis. I would recommend to avoid them both on cost and the poor service you will receive for a “premium” solicitor.
Mandy Brown and Natasha proved to be an effective team when selling our house recently. We were pleased that everything went smoothly. We have used Lamb Brooks before and would thoroughly recommend them.

Unfortunately, based on our experience, I cannot recommend the conveyancing services provided by Lamb Brooks LLP. Our property purchase involved leased solar panels. During the conveyancing process, our solicitor advised us that a Deed of Variation was required in order to comply with our mortgage lender’s standard CML requirements. When the Deed of Variation was subsequently amended and returned to our solicitor, it was forwarded to my wife and me for signature. However, we were not advised that additional changes had been made to clauses that fell outside the scope of the requirements of our mortgage lender’s CML template. These additional amendments were significant and, in our view, potentially detrimental to us as the purchasers. As laypersons, we relied on our solicitor to identify and explain any material changes to a legal document that had been amended during the conveyancing process. It was only because we independently read through the document in detail that we became aware of the additional changes. We were particularly disappointed that we had to identify these changes ourselves, especially given the additional legal costs associated with the purchase. At the time, we chose not to escalate the matter further because we were in the middle of a live property transaction and wanted to avoid anything that might jeopardise or delay the purchase and our associated sale. Following completion, we raised a formal complaint with the Head of Conveyancing. We were subsequently advised that our solicitor had acted professionally and in accordance with the way the firm treats its clients. While we appreciate that the firm considered the matter and provided a response, we remain extremely disappointed with our experience and, based on what happened, would not use Lamb Brooks LLP for conveyancing again.
Dudley - it is very disappointing that whilst we as a Firm were corresponding with you on this issue through our complaints procedure you chose not to follow the procedure further and instead make this post - you were advised that the solar panel lease was in a standard format which the solar panel provider would not agree to change its core terms - you were aware of the charges involved in this matter and you agreed the charges and proceeded with your purchase transaction - you simply came to us after the event to seek a refund - LB
we would recommend using Lamb brooks when purchasing or selling any properties. I always ask for Mandy Brown, she's terrific !
