Bad experience — lost £658 and six months due to bad service I hired Bird & Co because they were advertised as specialists in buy‑to‑let purchases through limited companies, but the whole experience was shockingly incompetent and costly — their handling was painfully slow, their communication non‑existent, and their basic understanding of the process clearly inadequate; despite repeatedly chasing them they still hadn’t completed the work after six months, they only converted documents to my limited company after half a year even though I made this explicit from the start, and I have to get signed the same paperwork multiple times, which is inexcusable; The process was still going on but my mortgage expired so I pulled back; I have lost £658 and six months of my life because of their negligence, and I strongly advise anyone considering them to look elsewhere.

Unfortunately, our experience with Bird & Co during our house purchase was extremely disappointing. From early on, there were significant communication and administrative issues. Our house previously flooded and the owners would not tell us why. Despite this being a key concern when purchasing the property, bird and co would not help us press the sellers or get further information. There were repeated problems with document handling. Documents we had already supplied were misplaced, and we were asked multiple times to resend copies. This contributed to delays and undermined confidence in how our case was being managed. Basic errors were also made in handling our deposit. Our parents’ details were recorded incorrectly, including incorrect assumptions about their professions, which resulted in our deposit initially being rejected by Bird and Co. This was both frustrating and entirely avoidable. Written communication throughout the process was poor. Emails frequently contained numerous spelling and typing errors, which further reduced confidence in the accuracy and care being taken with our transaction. Delays were a persistent issue. The deposit was processed so slowly that the sellers attempted to withdraw from the sale, placing us in a very stressful position where we had to request additional time. Bird and co did not help us with this and we had to beg the sellers’ solicitors ourselves. Matters were further compounded when our mortgage application was not submitted correctly, leading to further delays. No clear explanation or apology was provided for this error. While the purchase did eventually complete, the overall process was disorganised and far more stressful than necessary. Based on our experience, we actively recommend friends and family to avoid Bird and Co.

I highly recommend Bird & Co - I would absolutely use them again in future and wouldn't hesitate in passing on their details to others. Responsive, on-the-ball, efficient...just everything you'd want from a solicitor when going through the stress of a property purchase. Having used a different conveyancer in Mansfield for a previous property purchase, the difference this time around with Bird & Co was night and day. I'd honestly give them more than 5 stars if I could! I had a good feeling about them from my initial enquiry, where their admin team were prompt and professional with their fees transparent and reasonably priced. I was assigned to Sebastian Thorpe's team in Grantham. They ensured the process ran incredibly smoothly, enabling me to complete my property purchase in around 6 weeks, thanks to their diligence and hard work throughout.

Used the Nottingham branch of Bird & Co. They failed to act on all of my requests then blamed me for failing to notice. They were also unaware I was buying a share of freehold property so they almost made me complete forms to sign a leasehold flat - luckily we realised beforehand! Service was a bit sloppy
