Stay away from them, worst ever experience I am having over a year now
Extremely unprofessional service with Black Norman Solicitors (specifically with Shoab Panwar, who is also one of the firm’s directors).
I was suggested to use them at the request of the seller, that they would do the job extremely quickly, only to later find out that the seller is a childhood friend of Shoab Panwar. My property completion took place on 30th May 2024 and now, well over a year later (August 2025), my name still does not appear on the Land Registry title.
Every time I chased Shoab for an update, he gave me the same excuse that “it’s with the Land Registry”, until I personally contacted the Land Registry and discovered the truth: since October 2024 they have been waiting for DS1 forms to remove old charges, which Shoab never provided. Why? Because he transferred all the funds straight to the seller’s solicitor (another close associate of the seller) to protect and serve his childhood friend, without safeguarding my interests. The seller’s solicitor then released the full funds to the seller without clearing the existing charges.
As of today, the property is still legally under the seller’s name, while I have paid the full purchase price, plus extremely high renovation costs and a year of crushing bridging interest and an extremely high bridging extension fee. Throughout this ordeal, Shoab Panwar concealed the truth from me, leaving me to bear the enormous financial and emotional toll of his negligence and conflict of interest.
This firm has shown a complete lack of professionalism, transparency, and basic duty of care. My entire investment is in jeopardy because of their reckless and biased conduct. I strongly advise anyone to stay away from Black Norman Solicitors.
