Frustrated

Unfortunately my experience with Hand Morgan and Owen isn't a good one. This was my first time buying a house and when I spoke to them originally, they were really helpful and answered some questions I had as it was my first time through the process. My dad had a bad experience with them a while back, but because they were helpful I decided to give them the benefit of the doubt. However, from that point, it went down hill from there.

I had to chase for replies back and felt like I wasn't being understood. In the end had to pull out of the house sale due to issues, but I had a patronising email back from the solicitor, trying to explain something to me which wasn't what I was asking.

After pulling out of the sale, i've been hit with a massive bill, which is nearly 70% of what my original quote was for the full completion of the sale, and I only dropped out just over a month after starting the process. I just don't feel this whole thing was dealt with properly, and i've had to pay for it.

Poor service and only resolved after I’d consulted legal ombudsman

In June 2021 I used HMO to purchase a rental property.
It appeared to complete with only minor issues.
However 6 months later I found that the service charge had not been paid, despite me giving HMO the money to pay it on completion (£510) which was a bit concerning.
That was rectified upon my request.
I then discovered that despite completing 6 months earlier, the land registry application had not been submitted, despite being told it had.
I kept having to ring the land registry for updates as my numerous emails went unanswered.
This went on for 2 years! Yes 2 years!
I eventually contacted the legal ombudsman and made a formal complaint.
In fairness, the complaint was dealt with very well and in a timely manner. I received a refund of the fees i’d paid.
In addition, my case was transferred to Niamh Rudge and she provided excellent service recovery. I was kept up to date and the land registry issue was resolved within weeks.
Had I been dealt with by Niamh Rudge in the first place I feel the case would have gone smoothly and professionally and I would have been a satisfied customer.
However, on the service I initially received I would not recommend this firm.

Buying a property is never straight forward and neither was this , but the process was managed with confidence and knowledge from the start and completed in good time along with some very good advice.

Unprofessional Telephone Manner - Potential client

Called solicitors first thing in the morning requesting a quote for transfer of equity. Waited for a call back that never occurred. Called back in mid afternoon to speak to someone, person taking the call cut me off mid sentence to have a chat with her colleague who was leaving the office. They then stated they never caught my name, which of course was provided as she decended into a jolly chuckle with her colleague whilst I was on the phone.

Very unprofessional manner, not sure where anyone, let alone a solictors, believes this is any way to handle a call, in particular with potential clients. Would avoid them based on this brief and disappointing experience.

Cash or compassion

Whilst dealing with a divorce settlement in my younger years, a very stressful time of my life as my house was in jeopardy and my daughter was taken away, I employed your services. It was a shock to my system personally and the divorce settlement was handled well. I did at one point miss a bill for £700, not that it couldn't be paid, just the stress of the situation. Before I could turn around I had a bailiff on my door (whom I just paid immediately, money wasn't the issue) and got slapped with a CCJ just before I'm applying for a mortgage from the company I thought I was paying to work for me, not against me. The only answer I got when I asked was...'well that's the finance dept'. I wouldn't use this company again, I'd be afraid if a cheque was a day late. I realise everything is money orientated but have we lost compassion?

Dogged determination

Tracy at Rugeley office faced a number of very challenging issues in the sale and conveyancing of my property. But she stuck to the task and got it through safely and in good time. Great service!
