Post-completion formalities cover the steps that follow a property transfer or lease grant in England. A solicitor ensures registration of the title and any charges at HM Land Registry, and handles related filings and notifications, including Stamp Duty Land Tax (SDLT) where applicable. They coordinate with the client’s lenders, ensure discharge of any existing encumbrances, and prepare or review the final deeds and documents to ensure the transaction is legally complete and enforceable.

“I have to say working with Annie Riches was a fantastic experience. All the way from start to completion I could not have asked any more from her. I know that it was a challenge from day one but with Annie on my side I knew that it would all be ok. Without Annie I don't think that we would have got through all the grief. THANK YOU ANNIE”

“Emily is very responsive and did the work required efficiently and competently. She is easy to talk to on the phone and gave me clear information about the progress of the sale. She mostly replied to emails and always responded to calls to the office. I would suggest that she is very busy and under a degree of pressure because although she always responded promptly to my queries eg has the licence arrived from East Suffolk, can we fill in the completion form now etc, she wasn’t proactive about these things until I queried them, so I felt, at times, that I was setting the pace of the procedure. ”
