Kate and Peter handled a complex leasehold purchase involving a deed of variation and securitised freehold that meant that whilst the purchase didn't have a chain, there was a chain of solicitors across 7 parties. As the legal structure only became clear after searches and mortgages were organised, and the seller's solicitors were haphazard, Kate effectively had to project manage a group of solicitors each with respective responsibility for one tiny part of the purchase. Both Kate and Peter were always approachable, efficient and clear in how things were going, and remained objective throughout the 8 month marathan whilst we waited for documents to be signed by freeholders, management companies and for the seller's solicitors to respond to queries. Thanks to their patience and dogged approach to chasing up overdue items, we were able to complete minutes before my 5 year fixed mortgage expired, despite estate agents and my mortgage broker advising that we would most likely need to re-apply. I cannot overstate how refreshing it was to deal solicitors who have direct dials that are answered; when chasing other solicitors I am always put through to a switchboard, dial out or advised they'll call back and never do; this never happened once with Kate or Peter. Convenancy is a difficult area to be effective in, as you are always at the mercy of the other side's solicitors; this was especially true in my case. It speaks volumes that all solicitors party to my purchase would reach out to Kate to see where things were up to, despite the query relating to a part of the purchase that was not our responsibility or within our power to chase. I'd rate both Kate and Peter as excellent not just in convenancy, but also project management!
