Conveyancing fees cover the charges a solicitor or licensed conveyancer bills for handling a property transaction, including initial guidance, drafting and negotiating contracts, searches, and registering the title at the Land Registry. A solicitor typically drafts or checks contracts, orders searches, negotiates with the other side, explains encumbrances or rights affecting the property, calculates and explains disbursements, and submits the transfer and registration documents to HM Land Registry. The process is shaped by the specifics of the purchase or sale and the property type.
“PLyons Bowe are very different to any other solicitors l have ever used. I have been treated exceptionally well. Always informed about what stage l was at and notkeeped waiting. A truly good different experience. ”
“We used Tozers during our house purchase and cannot recommend them highly enough. Their service was friendly and efficient, with queries dealt with quickly. We were kept up to date with progress throughout and technicalities were well explained in easy to Understand language. ”

“Kate and Peter handled a complex leasehold purchase involving a deed of variation and securitised freehold that meant that whilst the purchase didn't have a chain, there was a chain of solicitors across 7 parties. As the legal structure only became clear after searches and mortgages were organised, and the seller's solicitors were haphazard, Kate effectively had to project manage a group of solicitors each with respective responsibility for one tiny part of the purchase. Both Kate and Peter were always approachable, efficient and clear in how things were going, and remained objective throughout the 8 month marathan whilst we waited for documents to be signed by freeholders, management companies and for the seller's solicitors to respond to queries. Thanks to their patience and dogged approach to chasing up overdue items, we were able to complete minutes before my 5 year fixed mortgage expired, despite estate agents and my mortgage broker advising that we would most likely need to re-apply. I cannot overstate how refreshing it was to deal solicitors who have direct dials that are answered; when chasing other solicitors I am always put through to a switchboard, dial out or advised they'll call back and never do; this never happened once with Kate or Peter. Convenancy is a difficult area to be effective in, as you are always at the mercy of the other side's solicitors; this was especially true in my case. It speaks volumes that all solicitors party to my purchase would reach out to Kate to see where things were up to, despite the query relating to a part of the purchase that was not our responsibility or within our power to chase. I'd rate both Kate and Peter as excellent not just in convenancy, but also project management!”

“We have recently sold and purchased a new property. It turned out to be a difficult process that lasted over 8 months and we were at a point where we thought it will just not happen, we will not get to completion. We are now in our new home, thanks to Danya especially, and Philip who have put in the work to make this happen for us. Their perseverance, expertise and dedication aided in our achievement.
The responses to our emails were received within the hour, and nothing was too much. Anything we were not sure of, Danya and Philip were happy to explain either through email or by phone.
I am so happy I chose Bright Solicitors and they will definitely be first choice firm for the future.”

“We can not thank the amazing team at Howard and Over enough for all their help with our sale and Purchase.
Danielle and Neil worked tirelessly to ensure that our sale and purchase went through smoothly. We were selling a shared ownership property which is not a straight forward process, But both Danielle and Neil couldn’t have been more helpful and proactive. The whole team were quick to answer queries and nothing was ever too much for them. They kept us informed and up to date every step of the way.
We completed both the purchase and sale on the same day and it was seamless for us which is a credit to them as I know there were delays in the background but they were sorted quickly by Danielle who was on the ball every step of the way.
Would recommend them both and the wider team. They are efficient and friendly, and their communication was excellent. I am one of those who likes to know what’s going on and they were always happy to update me.
They are a credit to their profession.”
