Pending land registry of commercial property

This review is for a different branch.

I have been waiting too long for commercial land registry transfer. I can’t sell my shop due to this matter. I have explained the situation over the phone to several people and recently Mr.Israr sound helpful to complete this matter but nothing happened yet. I have to pay both side’s solicitors fee if this deal broke. I am very upset. Both Solicitors suggest that Please ask your previous solicitors to apply to Land Registry to expedite registration of lease process as this is creating problem in completing the assignment.
I only found out when my new solicitor told me about land registration is not on my name. I should be informed by Lawrence Solicitors even though the Solicitor who was dealing with it left the company. Please complete it asap.

I am very disappointed with the services received by this firm. I have dealing with Assam who has not performed accordingly to the services I required. I have paid £8000 for one case which I then in turn had to go with another solicitor in the end. Additionally I have a property lease agreement which has taken 4 years and is still not completed but all the charges have been paid.

I would like to report that the firm’s principal solicitor (Mr Azam Shafa) employs/ contracts with solicitors having Solicitor Regulatory Authority (SRA) sanctions and/ criminal records for serious fraud. E.g.

i) Mr Sunil Shingadia – SRA sanctioned (rebuke) solicitor for trying to steal client monies from his previous employer (Chancellor solicitors, Highgate). He is currently employed/ contracts with a firm of solicitors (Wadsworth Solicitors Ltd, Shirley) with a poor regulatory record.

ii) Mr Vivian Gareth Jenkins – SRA sanctioned (struck off, prohibited) solicitor with a criminal conviction for serious fraud (see Nahal v Law Society 2003 – gold bullion VAT fraud).
He provides costs draftsman services to the firm but is not a registered costs draftsman, nor does he have a visible business presence in the public domain/ internet.

No such reputable firm would employ/ contract with such SRA sanctioned solicitors. It follows that no such informed member of the general public would engage with them either.

Don’t be taken in by some of the fake testimonials / google reviews. Stay away from this firm of dodgy/ bent solicitors. A total disgrace and embarrassment to the profession.

For the record, I successfully litigated against a client represented by this firm and the 3 above-named solicitors, winning all my cases and costs.

I would give a zero star google review (but unfortunately this option is not available).

Greedy,arrogant and heartless specially Mr Azam.
I was dealing with him regarding an immigration case.Paid him large amount of money upfront.He lost interest after he got money and the guy got detained by the Home Office but Mr Azam showed no interest in dealing the situation.
Eventually,had to change the solicitor and got him out of the detention center.
Terrible guy.
