To say we paid in full for our house 4 months ago we still have no proof the house is ours no papers no documents nothing not even proof of our boundaries on property or documents at all on house nothing still waiting

Special thanks to Tim Hare for being so so efficient when handling our sale. Not only was it month end, it was the end of the financial year AND the last day before stamp duty increases. Tim was on it from the outset and even worked the Sunday before to ensure everything completed as hoped and planned. We were assigned Nicola and we were aiming to finish before stamp duty deadline however due to unforeseen circumstances on the vendor's end we were unable to. Nicola worked hard to ensure we did not miss the timeline and was always swift with responses. Whatever had to be done on our end was done efficiently and in a timely manner. I have no doubt that if it wasn't for the vendor's personal circumstances we would have completed in March.

Depending who you get will depend on the experience - I have used them previously which is why i went back to use them again - unfortunately the person who dealt with me previously was leaving and we were given different contact details. Communication throughout was quite poor and on day of exhange/complete myself and Estate Agents were doing all the running around to ensure we could complete on a Friday - if it wasnt for our sense of urgency i highly doubt we would have completed on the day we did.

I used this company twice in the same year. First experience was good, no issues so I thought I'd use them again when selling my house. Bad decision. Their communication was very poor, they kept asking the same questions over and over again after providing them with all the information on each occasion. They lost a document I had provided for financial evidence. I personally took the document into their office so they could take a copy, I told them I needed it back, a few days later I rang them asking for the document back, they said they hadn't received it, I told them they had as I had given it to them myself, they said they would have to check their archive, they came back to me saying they couldn't find it. I would not use or recommend them.

I highly recommend Holden smith law for mortgage, remortgage, they fantastic team, friendly staff. 👏 They guide you through all the process, they make sure you case get solved very quickly. They keep you posted your case. My self Jatin mandania I had very amazing experience with Holden Smith Law. After two emails from my wife and two voicemails from myself over the past three weeks we have still not received any response from Nicole at Holden Smith. We have a simple query, following a conveyancing last year, regarding deeds. The basic courtesy of a response one way or the other is the least that I would expect. Appalling service, stay away from this company.

Very disappointed with the service received. Particularly after the sale of our property once they'd received the fees owed. We have been lied to and told our Land Registration had been submitted in 2022, had to chase this many many times, given multiple excuses, but it's clear on the paperwork (2.5 years late) that it was only requested in Jan 2024 after I'd chased and chased. A delay is forgivable, but lying to paying customers isn't! An example of a solicitors that focuses on number of clients (profit) and not customer service.

When Amy Liddell handled the purchase of my property in UK, she was communicative, knowledgeable when spoken to on telephone and friendly. I would certainly recommend her services
