Fantastic Law Firm

This started by our case being assigned to someone who left shortly after. Our case was then sat there with no one working on it for 6weeks. When we called to check in they said they’d start work on it and we gave them our hopeful completion date. After filling out some paperwork we called to see if we were completing that day only to find our lawyer was on holiday with no warning. The other times I’d call and there would be no one to get through to as the woman handling our case worked 3 hours a day twice a week and wouldn’t return our voicemails when we left them.

After a series of complaints about her, we were handed over to someone else who got it sorted quickly but we were still delayed. There was also no chain so this should’ve been an easy sell which still took 5 months.

After all this we were still expected to pay full price.

Really polite, responsive and thoughtful in their responses

So far I’ve used the solicitors for the selling and buyer of property and found them ‘human’ to deal with and refreshingly responsive to emails and phone calls and you actually feel like they care and not just a black hole of correspondence.

Kudos to the team, 100% the way to be as a company.

First time of using Holden Smith and I have to say I was impressed with Nicola Cheesbrough who handled my case, and her apprentice Jessica Wright. Both were helpful and quick to respond via email whenever I had a question. They worked efficiently to get the purchase through by the deadline I was aiming for. The only reason I knocked one star off was because the App was not updated so I could track the case via that. This was something that I wanted to utilise due to working 24/7 shifts so I could check on things while I was at work.

Instruct with caution ⚠️
Our conveyancer has provided us with the bare minimum information throughout our house move. Requiring us to chase every step of the way. On the day of completion we had a missing document and the wrong deeds submitted. Meaning we failed to competed on time. We have been hit with a load of cost we were told they would be claiming from lower down the chain. Recommended we went back to our house on our move day when the new people were already in it! Since we’ve asked for more support from senior staff we’ve been ignored for over a week, they won’t take our calls and have recently responded saying we should pay the costs contradicting all previous info and the costs now have even more interest!
Choose someone local and professional instead! Huge regret from us!

Our buyer unfortunately used Holden smith and had the bad luck of being assigned to Kat and Kirsty. I can only reiterate all the other bad reviews about them. Non responsive, kept losing documents and took months to complete enquiries, saying they hadn’t heard from our solicitor when they had. Kat seems to always be on annual leave and a simple house purchase with no chain either side took 7 months. With all these bad reviews it baffles me how they are both still employed here. If you do have to go with this company please for your own sanity ask for someone else if they assign you to Kat & Kirsty otherwise you could end up losing out

If I could give o stars I would. Absolutely terrible service. Kat and kirsty oversaw my sale and purchase and the lack of communication I received is appalling. I was selling my house as seperating from my partner and buying a new house on my own, but they seemed to treat the sale and purchase as one case. They never even asked what my ex partners plans were following the sale of the house until the last couple of weeks which would effect the length of the sale process. Everything was through email and I was constantly having to chase them. The 2 times I did speak to Kat she was incredibly rude, talking over me and couldnt wait to get me off the phone. The whole process was incredibly stressful anyway but at the end it was even worse. I had a moving date proposed 1 month prior and the week before received an email from Kat to state we had to be out by 12pm that day. So on the moving day I had my removal van all loaded up and ready before 12 only to be told the exchange of my contracts had not even happened! I ended up having a removal van sat around for 5 hours waiting and in the end was told we couldn't move that day. It cost me £750 in moving costs plus other expenses.not only that, it pretty much collapsed the whole chain from being able yo move that day also. The only response I got was that it wasn't their fault but my buyers solicitors and they denied all responsibility even though it was crystal clear in the email that I had to be out by that day before 12pm. Had they been more proactive and not just rely on email to communicate with people it might not have been such a mess!
