Lack of communication is appalling and unprofessional.

It says something when your Mortgage Advisor removes Holden Smith Law from their recommendations list.

Lack of communication, repetitive dishonesty throughout, inability to convey information and constant delays.

Poppy Collins, the Conveyancing Executive, blatantly ignored our emails and calls when she was handed over our case in August 2023.

We never received any updates from her, nor did anyone else for that matter. We had to contact our EA or the vendors themselves to find out about the progression, as Poppy clearly had an inability to convey information.

The entire process has been below standard from start to finish with Holden Smith Law. The lack of communication is appalling and unprofessional. We resorted to writing a formal complaint letter to Holden Smith Law outlining our concerns on 2nd October 2023. Again, we are yet to receive a response regarding our complaint since the entire team are clearly lacking basic communication skills. We will be taking this further as it has caused us undue stress as well as financial distress.

For anyone looking for a conveyancing law firm, do NOT use Holden Smith Law. Save your money and your wasted time chasing them, go elsewhere because these guys aren’t worth a penny or the amount of stress they put you under!!

I am currently using these solicitors for selling my house. The chain has fallen through 4 times and and we've had to withdraw from a property we were buying but all the way through Nicola and her colleagues were really supportive. I would definitely recommend them.

Never again, not in a million years

Terrible service. Rarely answer the phone. Have to be chased for everthing. I had to go in to their office on several ocassions because it was impossible to get a response any other way. Oh, and they forgot to pay off my old mortgage which they didn't realise. They don't event respond to you when you try to raise a formal complaint until you complain about it again.

Almost impossible to speak to anyone

Started okay but went downhill from there. Never answered the phone so had to go to their offices unannounced just to speak with someone. Should have been a simple case as no chain involved but ended up having to extend our mortgage offer as they took so long. Messed up various bits of paperwork. Very frustrating and stressful experience - would not recommend.

Hello, I recently worked with Holden and Smith Law Crossgates office to buy a new property and let existing property. The process is complicated considering 2 transactions happening same time. Kim Rice, Megan Empsall and Molly Shutt helped me to get through this smoothly. With their help I was able to complete my deals on time. Really appreciate their professionalism.
