Highly recommend for Conveyancing

I've now worked with Holden Smith (Nicole, Huddersfield branch) on a number of property transactions in Harrogate (and on this one also Nicole's assistant Eleanor) . Once again, their level of service has been excellent. Compared to other conveyancing solicitors that I have used previously plus those that I've seen on the "other side" of the transaction, they really are a pleasure to work with in terms of quality and timely communication and their general professional approach to concluding the transaction. Would highly recommend their services.

Poor communication!

It took over 5 months to complete our sale. We weren't kept in formed unless we called and we were given information of things we needed to produce at very short notice in the last few days before the sale was completed. My sister was told that she needed to provide photo ID to complete the sale, but we were told at the beginning of the sale process there where ways around this as she doesn't hold a passport or photo driving licence. The sale still went through but a lot of stress was caused.

Deed of Covenenant. I was asked for this document and was not advised that I would not get it back. I paid for it and my name is still on it. When I questioned it I was told you don't want to risk the sale at this stage dont know who my solicitor was only was only dealt with secretary

If I could give this firm zero stars I would.

They have single handedly caused the collapse of a chain my sale is involved in through sheer incompetence in their way of dealing with a first time buyers purchase. The purchase they have been involved in should have been the easiest in the chain but has been dragged out for many months, missed important parts of the process and has resulted in multiple parties losing their new home and putting their current up for resale.

They will say they do not recognise this reviewer. They won’t because I am further up the chain however I am directly affected by this firms negligence and incompetence in the most basic conveyancing.

When you are buying and selling a property, you always hope that things move quickly and smoothly. The real test of a property solicitors comes when things deviate from that smooth path. Holden Smith Law are absolutely the team you want on your side when the path to your new home gets a little bumpy!

We recently sold and purchased a property, finding ourselves at the tail end of a chain. We were recommended to use Holden Smith Law, and thankfully for us, we had Kim and Megan taking care of things. They communicated clearly throughout the process (and in many cases, going well beyond what I would we would have expected).

On the actual day of the move, with everything appearing to be be settled and the majority of our home contents loaded onto a truck... an unexpected issue caused by an unrelated party at the beginning of the chain threatened to have us unload our moving truck and cancel the move date (not something you want to experience a few hours before expecting to leave your home).

Although stress levels were high for the entire chain, we had Kim taking charge and pushing for clear communication, and while we were all very much hoping for the best outcome, there was a separate effort by Holden Smith Law to plan for all eventualities. At one point we were actually relaying information to others in the chain who hadn't had the same level of communication from their own solicitors!

It always felt like Holden Smith had our backs throughout every stage. Huge thanks to Kim, Megan, and everyone behind the scenes there at Holden Smith.. We love our new home!

Nicola has been an absolutely amazing solicitor, we cannot thank her enough for all the support she provided throughout our sale process. She made sure we were fully aware of every step in the process and that we were keeping up to date with the sale. She efficiently communicated with us and quickly dealt with any issues that were raised. We are so grateful for her commitment and work during our house process. Incredibly rude and unprofessional. They have literally disappeared before exchanging contracts and refusing to speak with anyone involved in the transaction. When I rang to ask for an update, I have been shouted at and then hung up on.
