A brilliant experience - highly recommend!

We instructed SAM Conveyancing who work with Holden Smith Law so Bethany from the team was allocated to support us with our house purchase. I can’t thank Bethany enough for the support and help she gave us. Her communication was brilliant throughout and as first time buyers (who don’t know much about the conveyancing process) she was happy to answer any questions we had along the way and always responded quickly! There were challenges along the way but Bethany kept us reassured and would offer us support when needed - she was always a phone call away! I can’t thank her enough and know for a fact she made this whole process so much easier for us. The price was really competitive, we took a risk going with an online only conveyancer, but the risk 100% paid off and we are so glad we were allocated Holden Smith Law. Would highly reccomend and massive shout out to Bethany!

We bought a flat attached to a taller building. There were complications with BSA but we were allocated a trainee solicitor from Holden Smith. Very few updates to the app, few responses to our emails asking for information, she went on holiday for two weeks and didn’t tell us then sent us emails stating if our first was BSA, it could take up to 30 weeks and another £2,500 plus. Thankfully, we saw sense and changed the solicitor we used, away from Holden Smith. We completed in four weeks for a great price. A shocking and expensive experienced with this company.

First time buyers experience

As first-time buyers, we were really hoping for a supportive and smooth conveyancing experience, but unfortunately, our experience with Holden Smith, and particularly Lucy Warburton from the Huddersfield's site, left us feeling frustrated and let down.
There were long periods of poor communication, delays, and a lack of clarity throughout the 5-month conveyancing process. We often had to chase updates multiple times, and we rarely felt informed or guided and at several points, our emails went unanswered for weeks. Even after submitting signed documents, we waited over two working weeks with no progress until we directly emailed Holden Smith’s directors.
To Lucy’s credit, once things finally moved forward she acted quickly to help us complete. But the long period of stress and uncertainty leading up to that point could have been avoided with better communication and a more proactive service.
We did raise an official complaint which also took over 4 months to be acknowledged but eventually we did settle the case and have received an apology for their poor service and a gesture of good will handled by their Operations Manager Julie which was much appreciated and awaited.
We’re grateful to now be in our new home, but sadly we cannot recommend Holden Smith or Lucy Warburton based on our experience.

Couldn't be h appier with the will-writing service from Andrew Norton at Holden Smith Law. He was quick, effective, and pleasant to deal with. His advice was spot-on and detailed, and I particularly liked that he reminded me about our cat!

We was allocated Holden Smith Law via our estate agents, we went with who they recommended without doing any research ourselves, although looking back this is not what we should have done, but on this occasion I’m grateful we didn’t, because we ended up with the most amazing Conveyancer Francesca Graham! She was a breath of fresh air in what was a stressful situation moving home. Francesca is personable, knowledgeable, competent, and reassuring. She was able to communicate and share information between the ever many cogs in a house move which made our lives much easier. She calmed me when I needed it and made me laugh when I needed that too!
If ANYONE ever needs a brilliant Conveyancing Executive she is the person to go to!
She is a credit to the Holden Smith Law company.

Our experience with Holden Smith has been extremely poor. We were repeatedly asked to resend documents, given unclear instructions, and even told to contact the buyer’s solicitor ourselves, which defeats the purpose of hiring them. Delays on their side forced us to chase constantly and even liaise directly with the buyer to prevent the sale from collapsing.

Communication was terrible. Our onward solicitor received no reply from Zain regarding move dates and asked us to chase instead. He then started moving things forward without liaising with our onward solicitors, leaving the estate agent to confirm balances. When Zain went on holiday, we were passed to Tom, but things only got worse, Holden Smith held up the process by not sending funds to our onward solicitor. When we called, Tom sounded unprepared and unbothered, and despite follow-up emails and calls, we received no meaningful updates. This lack of care caused us to be five hours behind schedule on completion day.

To make matters worse, Holden Smith said they would get back to us about our complaint, but they never did. Overall, we ended up doing much of the work ourselves and dealing with the stress of mistakes, delays, and poor communication. Based on our experience, we cannot recommend them.

One star only for this company ... slow never available to speak to only when they want you to pay avoid really do ... had to do paper work which they only sent to down load .... other solicitors I know have you go in with the paper work ready for you should have been completed well before it was ... but different solicitors do different things . Not my choice unfortunately...

I can’t stress how incompetent I found Keely and the service provided as first time buyers. Careless mistakes and inaccuracies were made countless times over the house buying process, which I overlooked (we were addressed by the wrong name at one point early on) but I gave the benefit of the doubt. However, we completed in late June and in August, we were emailed asking for a further £200 that wasn’t on the final completion statement and were told it was an “oversight” so they’d just added it on. When we queried this we were sent one page from a letter from the management company which didn't answer our question. I queried again and was then sent the full letter… to see it was dated January. It also clearly stated in red that all funds should be finalised on completion (obviously). We paid the funds (wanting it over with) and the updated statement with £0 outstanding.. now said “balance to client £0” instead of required FROM client.

If I could give zero stars I would. It is downright poor they just added on fees post completion, I wouldn’t recommend them and I seriously hope for future first time buyers that Holden Smith correct such incompetent staff with poor common sense, and services considering what they charge.
