I used Tim for a flat purchase and the whole process was smooth from start to finish. Communication was excellent throughout - Tim was always quick to respond to emails and was also available via WhatsApp, which made everything even more convenient. No question was ever too much trouble, and I always felt informed and supported. I’d definitely use Tim again without hesitation and would highly recommend him to anyone looking for a reliable and responsive conveyancer.

Excellent Service for a First-Time Buyer

Tim and his team have been fantastic throughout the entire process of buying my first property. As a first-time buyer, I was actually bit clueless about how everything worked, but they answered all my questions clearly, kept me in the loop, and maintained regular contact with both my mortgage advisor and estate agent to ensure everything stayed on track.

Tim frequently phoned to provide updates, which I really appreciated. He was always easy to talk to—friendly, patient, and approachable. I genuinely felt supported from start to finish. I wouldn’t hesitate to recommend Tim to anyone looking for a reliable and professional conveyancing solicitor.

Very straightforward will writing process

Comparing to other solicitors I have had to deal with recently in the area of selling and buying a house, I appreciated that I could have a face-to-face meeting instead of doing everything remote, and I didn't need to use any of those frustrating app.

My experience with Holden Smith was not good and I would not recommend this firm to anybody. The sale of my property took 14 months from when I accepted the offer, with the first 6 weeks not having a solicitor working on the case at all. There were various issues within the 14 months and not only that, I have since been informed that some of my signed paperwork has been lost during an office move and I need to print, sign and send again. When I asked for a printed copy to be sent to me with a stamped addressed return envelope I was told this was not something you offer but that I could be reimbursed for the postage, however I still need not get this sent through the post and I am expected to print it. This may seem measly but after my experience so far I am not happy. It also begs the question as to what else has been lost in transit.

We had a very challenging and stressful experience with Holden Smith when selling a property in late ‘24/early ‘25. The staff in the Leeds branch were unhelpful, accusatory and lacked serious attention to detail. Questions would go unanswered and we were never kept in the loop. Emails were unnecessarily blunt and arguably rude.
A number of errors were made, from the first paperwork with an incorrect sale price through to multiple Completion Statements at the end, which were all completely different and even had charges on them that weren’t related to a selling party. At point of sale they then overpaid us and threatened to take legal action if we did not send the money back.
It takes a lot for us to complain or leave negative feedback but the catalogue of problems we experienced prompted us to contact the operations manager, who investigated our claims and agreed that the staff had been ‘blunt’ and unacceptable with their last minute requests, multiple errors and subsequent ask for return of funds.
As a gesture of goodwill, a sum was offered to us. Yet despite asking specifically for confirmation of bank details for this to be paid into, it was still sent to a previous one we had provided during the sale process, which was being closed down. This really summed up how poor their attention to detail was.
I don’t recommend Holden Smith.
