This was the 2nd time I used Holden Smith, and this was a mistake, should have learned from the 1st experience where there was little communication and it was difficult to contact and speak directly to the person in charge. Poor return of calls/emails
This 2nd time HS hadn't even set up a file for my sale 12 days after instructions, several phone calls later and after failed promises, I lost patience and instructed another solicitor.
This other solicitors sent me the portal link within 3 hours of instruction and all initial documentation completed within 1/2 day, complete contrast !

Absolutely the worst experience I have encounted when buying a property. Kat is the worst ever conveyancer. Little or no communication throughout the whole process. I've never been as stressed. Avoid like the plague is my advise.

Worked more or less exclusively with Dominic who was patient,informative and friendly while maintaining a professional attitude. He was particularly helpful and kind towards my sister and brother in law in sorting out our mother’s estate. All other team members were equally good. Thank you all

From day one which was a difficult time for myself everything was dealt with professionally. Dominic was so easy to deal with didn’t baffle me with legal stuff was like talking to a mate. Everything went smoothly with probate. Also used Holden Smith for a property sale which again was dealt with quickly and professionally by Lucy Warburton

We are very satisfied with your conveyancing service from Katie Sanderson and her Assistant Olivia Laycock (recommend by Faisal Ashraf from OpenDoor Mortgages) and will definitely come back to you again when we need to sell/buy property in the future.
The communications through the whole process were always prompt and clear. The team was very responsive. There was no need to chase for replies. The emails were concise – we were clearly informed of the progress and received professional advice on next steps. It was a much smoother and excellent experience. Thank you and your team for the hard work, we were able to complete the transaction within just couple of month. We absolutely loved working with her and highly recommend her.

Extremely poor communication during latter stages of conveyancing and following completion. Emails rarely answered during latter stages of conveyancing and emails after completion for final details not responded to for weeks/months. Phone calls often gone unanswered (phone unanswered at local office) and often had to call multiple times to receives responses to emails

These were the first solicitors I’ve dealt with regards to a house purchase & will be steering well clear in the future.
There is no information or communication for days, weeks & nearly a whole month.
Multiple times I’ve been told everything was received only to be told weeks later that is not the case or something was wrong.
I had to force the issue multiple times including liaising with the seller to get information from their solicitor on what mine had/hadnt done

From start to finish, the conveyancers were professional, efficient, and always kept me informed through their user-friendly portal.
