Better rated than competitors, with good reason!

Used Setfords for a house purchase, they were super efficient, quick, great to chat to, and really helpful.

Made what I thought would be a tricky process so easy, and supported every step of the way, answering all my questions in a few minutes. Dealt with really nice, real people throughout. Like their strapline says, it's law for people, by people.

Setfords have a great reputation, lots of people I know have used them, but ultimately I was looking for a good price and a professional company who knew what they were doing.

Checked their reviews, 4.9/5 with nearly 10k reviews, whereas another one of the Top 5 Conveyancing Firms I got a quote from were only rated 4.4 with 3k, their quote looked competitive, but they then added on hundreds in charges that were hidden initially.

You can get an instant quote online with Setfords, and they are totally transparent, list the full fees, and work out much more affordable than the competition when these hidden fees are taken into account.

A particular shout out to Red, Adam & Georgina for being fantastic throughout the process.

House purchase lawyers

Don't usually leave a review, but our conveyancer went above and beyond for us at a difficult time and got us completed when other firms weren't able to.

Lots of firms have been hit by a system issue at a shared tech provider, but Setfords managed to get my house purchase through when nobody else was able to.

We were panicking as it was in the news nobody could complete, but we were communicated to throughout and I understand the team went above and beyond to get it through for us. SO happy.

I'll keep it short. I asked Chris Morgan of Setfords to take care of my affairs in a probate settlement. Since the probate was issued I've heard nothing about the progress of my portion of the inheritance, despite the HMRC affirming that the tax has been paid already. After a year and four months, I have made zero progress on this. Now, how is that taking care of my affairs, and he even sent me an email recently stating that he was going to send me a bill!!! Correct me if I'm wrong but to get paid for a service, you first have to give that service, no?

Do not use Setfords, it will be a huge regret.

My advice to anybody using this company to check the bad reviews. It was the worst decision that we ever made.

Setfords applied hidden charges totalling £2000 which they demanded before completing stating that they would not complete should we not pay the hidden charges.

I felt Setfords discriminated against me, as they refused to comply with reasonable adjustments that were requested on the outset.

I was a shared ownership house purchaser, Setfords did the first set of legal processes where I obtain to 25%, the second set which is the most recent is for a full hundred percent of the property. It transpired that Setfords did not complete the paperwork from the first set of conveyancing, leading to catastrophic delays in us being able to complete. Setfords blamed it on the previous solicitors, then realised they were the previous solicitors and then tried to pull the wool over our eyes by blaming it on different things.

What you will need to do with this legal firm is chase them, every five minutes I had to chase the solicitors involved, they would refuse to call other parties to try and get things rectified as quickly as possible, meaning that I spent weeks upon weeks doing their job. I’m unsure why I’m paying their fees, given that I was the one that to chase and conclude the case.

Staff are quite rude at Setfords, I found some of them to be okay and some of them to be awful, they don’t necessarily follow their own policy and they will miss guide any other policy. They have limited understanding of what discrimination is, they have little understanding of what urgent is. They very much feel we as customers are just problems.

I raised a formal complaint With Setfords, they did conclude an award an amount of money. They refused to cover expenses that were incurred and losses, they refused to refund current fees, and they refused to acknowledge what they did was wrong, instead they pinned it as a goodwill gesture.

My advice to anybody considering Setfords to think again, they will give you a cheap quote but this will likely increase, They do this to attain the word clearly. Setfords are not very good in my experience and they certainly can’t communicate effectively which is vital when trying to purchase the property. Setfords almost caused the sale to fall through, thanks to my pestering I managed to prevent this from happening.

Outstanding service from Emma Smith (would advise to request Emma)

We recently purchased a property and went with Setfords. We were very lucky to be allocated Emma Smith as our solicitor. We can not sing Emma’s praises high enough.

Emma was extremely professional and hard working. Emma was outstanding; she went over and above, provided all of the relevant information in a way that was clear and easy to understand (especially as this was all new). Emma always kept us informed and extremely responsive, got back to us very quickly. She guided us every step of the way, and made sure we understood everything to make the right choices - took the time to explain things to us and our family. Emma clearly explained costs and fees, alongside any risks. Emma worked extremely hard to ensure we completed prior to our offer expiring. Emma really made our first home purchase feel a lot less stressful, and managed any anxieties we raised. I highly recommend Emma Smith (and would even advise requesting her) for your home purchase. We would recommend Emma to friend and family - and will definitely be going back should we purchase again.

Unfair lease and an impossible sale ...

I fell in love with my dream home but I later found out was on an unfair lease.

I was under no illusion that the sale of this property was going to be a long and bumpy road. Fortunately, myself and the seller had started communicating.

I engage the services of Jeffery Gilbert as my conveyancing solicitor.

Jeffery Gilbert acted for me in a way that was above and beyond what could ever have been expected from a conveyancing solicitor.

He understood that this was my dream home and my journey to get to this point was so important to him that he approached this with such compassion because he was working for a person not a sale.

I think that’s what sets him apart from any other solicitor who I have dealt with.

Jeffery saw the person, my dream and how much this meant to me and my family. When a solicitor understands the significance of what a house means, ie a home, there is a difference in their approach.

I don’t know anybody who works the hours that this man works, I don’t know any solicitor who is as swift to respond to messages and phone calls and fights for his clients.

Jeffery did not allow my overwhelming desire to own the property to compromise the legal process. Where I was desperate to cut corners, he insured every attention to detail was covered so that the sale went through.

When we finally completed, the emotion and the relief was shared with Jeffery.

But this is the thing that I found the most amusing-when I was talking with the seller, he said the next time he moves house, he is having Jeffery Gilbert as his conveyancing solicitor.

Thank you Jeffery, for providing our dream home-five days before Christmas and making a very difficult sale, attainable.
