Tenant Requests covers the formal steps a commercial tenant can take when negotiating a lease or tenancy, or when seeking changes to existing terms. A solicitor in this area helps prepare and review the requests, drafts the correspondence, and negotiates with the landlord or landlord’s representatives, often through the landlord’s agents and alongside landlords’ solicitors. They may also advise on deadlines, potential remedies for breaches, and options on how to proceed if a landlord refuses or counters a request.
What a solicitor handles in these matters
The solicitor handles the drafting and submission of tenant requests, interprets lease terms and statutory protections relevant to commercial property, and navigates negotiations on rent, repairs, service charges and other lease covenants. They may liaise with surveyors, value engineers, and lenders, and coordinate any required documentation or notices to protect the tenant’s position.
