Despite 30 years of very good relations with tenants in various properties a couple of years ago we found ourselves in a situation where we regretfully had to end a tenancy by giving notice. Whilst the conversation wasn't easy the tenants vacated in their own chosen time frame, paying only for the time they were in the property, without an apparent acrimony and immediately receiving their full deposit. It came as a shock when we received an accusation of illegal eviction and harassment - a criminal offence which carries the penalty of reimbursement of one years rent. Despite being an entirely false, the accusation and fabrication of a criminal case, is very disturbing. Furthermore it is not easy to know where to go and who to speak to get the needed legal advice and support. This is where we have nothing but praise for James and his skills. Within minutes of our first meeting, for which he had prepared using the basic information we had provided in an email of enquiry, our minds were at rest. For those who don't know, even the process of a first tier tribunal is slow and diligent. James presented us with a clear and affordable pathway including his support throughout. As he predicted the case was thrown out at the hearing, not even meeting the minimum threshold to be heard in full.
