I used GWCA Solicitors to handle the conveyancing when I purchased my leasehold flat. The property had a kitchen extension which was fully disclosed by the seller and acknowledged by GWCA in their own correspondence. The lease clearly required freeholder consent for alterations, but GWCA did not secure this consent or advise me of the risk of proceeding without it.
As a result, years later I was forced to spend over £1,900 on a surveyor’s report and a retrospective licence to rectify the issue, and had to accept £5,000 less on my sale due to delays in resolving the missing paperwork.
I raised a formal complaint, but GWCA informed me their original file had been destroyed and rejected my complaint outright without asking me for any supporting evidence or seeking to resolve the matter constructively. I have now referred this to the Legal Ombudsman.
I feel this shows poor service, a lack of care and a dismissive approach to resolving a genuine issue which has caused unnecessary cost and stress.
