I used GWCA Solicitors for conveyancing when I purchased my leasehold flat. The property included an extension which was clearly disclosed by the seller and required freeholder consent, but GWCA failed to secure this or warn me properly about the risk — even though their own correspondence showed they knew about the issue.
Years later, this oversight has cost me thousands in surveyor’s fees, a retrospective licence, and I was forced to accept a lower sale price due to missing paperwork that should have been dealt with at the time of purchase. When I complained, they destroyed their file, refused to take responsibility, and told me it was my job as the client to check the lease plan myself!
I’ve had to escalate my complaint to the Legal Ombudsman and prepare a legal claim to recover my losses. I do not feel GWCA acted with care or professional diligence, and would not recommend them for leasehold conveyancing.
