First Class Service from First Class Lawyer

Emma completed a conveyancing process for us. We were on a very tight deadline due to relocating across the country and needing to obtain school placements prior to term starting. Whilst being exceptionally detailed, Emma pushed the conveyancing through to completion in record time whilst keeping us informed along the way. Our estate agent stated we were the fastest and smoothest sale and purchase that year and probably the year before. Highly recommended.

I used GWCA Solicitors for conveyancing when I purchased my leasehold flat. The property included an extension which was clearly disclosed by the seller and required freeholder consent, but GWCA failed to secure this or warn me properly about the risk — even though their own correspondence showed they knew about the issue.

Years later, this oversight has cost me thousands in surveyor’s fees, a retrospective licence, and I was forced to accept a lower sale price due to missing paperwork that should have been dealt with at the time of purchase. When I complained, they destroyed their file, refused to take responsibility, and told me it was my job as the client to check the lease plan myself!

I’ve had to escalate my complaint to the Legal Ombudsman and prepare a legal claim to recover my losses. I do not feel GWCA acted with care or professional diligence, and would not recommend them for leasehold conveyancing.
