My experience with Holden Smith was not good and I would not recommend this firm to anybody. The sale of my property took 14 months from when I accepted the offer, with the first 6 weeks not having a solicitor working on the case at all. There were various issues within the 14 months and not only that, I have since been informed that some of my signed paperwork has been lost during an office move and I need to print, sign and send again. When I asked for a printed copy to be sent to me with a stamped addressed return envelope I was told this was not something you offer but that I could be reimbursed for the postage, however I still need not get this sent through the post and I am expected to print it. This may seem measly but after my experience so far I am not happy. It also begs the question as to what else has been lost in transit.

Extremely poor communication

Extremely poor communication during latter stages of conveyancing and following completion. Emails rarely answered during latter stages of conveyancing and emails after completion for final details not responded to for weeks/months. Phone calls often gone unanswered (phone unanswered at local office) and often had to call multiple times to receives responses to emails

No communication or clarity on anything!

These were the first solicitors I’ve dealt with regards to a house purchase & will be steering well clear in the future. There is no information or communication for days, weeks & nearly a whole month. Multiple times I’ve been told everything was received only to be told weeks later that is not the case or something was wrong. I had to force the issue multiple times including liaising with the seller to get information from their solicitor on what mine had/hadnt done

Avoid like the plague! Our mortgage offer is about to expire with no progress on our case since July 2025. We were initially assigned a solicitor that didn’t communicate with us at all and then went on maternity leave after mishandling our case. The second solicitor has tried to pick things up but the responses are poor with virtually zero proactivity. The app they offer to track the case is just useless as it is not kept up to date. We started this process mid-July, with a simple flat purchase (no chains involved) and it has been beyond complicated and frustrating mainly because of lack of communication and sheer incompetence. We’re likely to start doing this all over again as our offer expires in 20 days with the Christmas break in the middle. We’re just extremely disappointed and dissatisfied and would not recommend this law firm in the slightest.

This new and complex legislation requires us to take extra care to ensure we are acting in both yours and your Mortgage Lenders best interest to determine whether you are protected under the Act. Our experience with Holden Smith has been extremely poor. We were repeatedly asked to resend documents, given unclear instructions, and even told to contact the buyer’s solicitor ourselves, which defeats the purpose of hiring them. Delays on their side forced us to chase constantly and even liaise directly with the buyer to prevent the sale from collapsing. Communication was terrible. Our onward solicitor received no reply from Zain regarding move dates and asked us to chase instead. He then started moving things forward without liaising with our onward solicitors, leaving the estate agent to confirm balances. When Zain went on holiday, we were passed to Tom, but things only got worse, Holden Smith held up the process by not sending funds to our onward solicitor. When we called, Tom sounded unprepared and unbothered, and despite follow-up emails and calls, we received no meaningful updates. This lack of care caused us to be five hours behind schedule on completion day. To make matters worse, Holden Smith said they would get back to us about our complaint, but they never did. Overall, we ended up doing much of the work ourselves and dealing with the stress of mistakes, delays, and poor communication. Based on our experience, we cannot recommend them.

I can’t stress how incompetent I found Keely and the service provided as first time buyers. Careless mistakes and inaccuracies were made countless times over the house buying process, which I overlooked (we were addressed by the wrong name at one point early on) but I gave the benefit of the doubt. However, we completed in late June and in August, we were emailed asking for a further £200 that wasn’t on the final completion statement and were told it was an “oversight” so they’d just added it on. When we queried this we were sent one page from a letter from the management company which didn't answer our question. I queried again and was then sent the full letter… to see it was dated January. It also clearly stated in red that all funds should be finalised on completion (obviously). We paid the funds (wanting it over with) and the updated statement with £0 outstanding.. now said “balance to client £0” instead of required FROM client. If I could give zero stars I would. It is downright poor they just added on fees post completion, I wouldn’t recommend them and I seriously hope for future first time buyers that Holden Smith correct such incompetent staff with poor common sense, and services considering what they charge.

AWFUL COMPANY. Daniel Cox is the worst 'professional' I have ever dealt with.

Absolutely the worst people I have dealt with. If you are looking for honesty and a trustworthy team to get you through the house-buying process, then please avoid these. I had the worst experience ever, and the Branch Manager in Elland is an horrendous person to deal with, who was mainly anonymous and when he was present, either ignored or misled things. I can honestly say that the whole company just want the money. I have made complaints, and nobody even responds to these. Awful Awful Awful!!!!! If you want to feel at ease during the purchase of your property, these are not the people to use.

The process of reviewing our wills and bringing them up to date was excellent. It was a pleasure to conduct the process online, not exactly face to face but that was no problem, our choice. The resultant wills were exactly what we wanted. Cost seemed reasonable compared to some stories we had heard. We chose not to deposit the completed wills. However there was one area of disappointment… admin. The initial process went well, but then elements of communication took on a rather annoying jumble. I appreciate that the company was in the process of moving etc., but the disjointed email trail let things down. Guess it just needs someone to review and oversee adim processes to get it sorted. Despite this glitch, would recommend the service, and we are happy with the practical outcome.

Fantastic service provided by the conveyancing team. Special thanks to Lucy, Lauren and Tilly.
