A much better service at the end of sale

Initially the first Solicitor allocated did virtually nothing for the first two months. It is only when Ms O’Shea came on board that things began to move. After prompting the service was fine And the sale completed. There were no searches required so I believed it could have been covered in much less time.

My first home purchase

Great people, Making sure all documents are in the correct legal order.
It is a boring long process to the point that I forgot that I was buying a house at one point.
Every thing is done between the solicitors seller's/buyer's, you only get contacted for confirmation, approval and signature.
They did take a load off my mind, there app show me the progress and the stage that the process is at.
Very good experience for my first home.

Customer experience had a taste as sour as vinegar. Need sweetening up

I recently used PM Property Lawyers (PMPL) for the conveyancing of a new home purchase. While the process eventually reached a successful conclusion, my experience was mixed, and I feel it's important to provide a fair account.

The positives:
--------------------
- The transaction was completed successfully, which I appreciate.
- PMPL’s app is user-friendly for initial setup, and the integration with Armalytix for verification of funds was seamless.
- Kiana's personality was great. She should have been the main solicitor instead of Amy! Since Amy was almost non-existent until the last days of the process.

The challenges:

Unfortunately, the journey to completion was far from smooth. Communication was the most significant issue. I often had to chase for updates, and there was a lack of proactive engagement. My assigned solicitor was largely unresponsive during key stages, and I often felt left in the dark regarding progress on my file. This caused unnecessary stress, particularly as I was managing tight timelines and family considerations.

Additionally, the PMPL app, while useful, did not consistently reflect real-time updates on the case, which added to my frustration. Advertised timelines were not met, and the clarity around services like “fast track” was lacking.

Overall impression:

While I’m grateful for the eventual completion of my purchase, the journey with PMPL left much to be desired. Improved communication and adherence to timelines would significantly enhance their service. I hope this feedback helps PMPL refine their approach for future clients.

Extremely stressful.

Could never get my first solicitor on the phone. They went on sick leave so the case was passed on. Could never get the second solicitor on the phone. They left the profession apparently so my case was passed on again. The third team were better to be fair but still took too long in my opinion. Also when I got the final bill I was nearly overcharged. Luckily I noticed it was too high and queried it. A very stressful experience overall. I was a first time buyer and there was no chain so should have been easy.

missed 4 deadlines so I paid my lenders standard variable rates @9%

I've done over 25 re-mortgages throughout my property ownership experience and Tom Cheeseman-Biggs was, by far, the most unprofessional conveyancing I've had to deal with. He cost me £16,100.00 in SDLT by incorrectly advising me that there will be no stamp duty applicable to my re-mortgage amnd then missed 4 deadlines meaning I over-ran my fixed period mortgage so had to pay my existing lenders' standard variable rates at 9% for 2 months, ouch. Save yourself money, stress and heartache and stay away from this mob; honestly, they're not worth it

Exchanged on purchase the day before exchanging on sale

The exchange process was a disaster - as the title suggests- the exchange on my purchase was allowed to take place with plenty of time for exchange on the sale to happen within the allotted deadline but that deadline was missed and I had an agonising sleepless night when anyone at the bottom of the chain could have pulled out leaving me in the position of having committed to complete on my purchase while no such commitment has been received by me on my sale.

I first started using this company back in June to help with the purchase of the property I have bought. It was a difficult purchase as I had to change the lender within a month. The team were very professional throughout as I can be very demanding at times. I believe there hard work especially Halimah khan made it as smooth as it could have been. She is a credit to the team and to the company.

The good and the bad

We were selling and purchasing via pm law.
With regards to our sale, team Wilson were great! Prompt responses and proactive.
For our purchase, we were passed around multiple teams for months. This lead to delays due to emails being sent to the wrong team, not knowing who to call and general confusion. After months were were passed to team stott who were again great! The process moved again and was pushed over the line.
Things were close to falling through due to an issue up the line so time was of the essence. Teams Wilson and Stott were great. The general organisation at pm law was woeful.

This company acted on behalf of the seller of the property we now own. The land registry application was sent on 28th October 2021 then the land registry wrote to PM Property Lawyers in December 2021 and again in February 2022 but did not receive a response so the application was cancelled in March 2022

It is now December 2024 and the land registry transfer has still not been completed due to PM Property Lawyers not responding so we are having to get the legal ombudsman involved.

Trying to complete the purchase of a flat, impossible to get in contact with the person managing my case. They haven't answered a single email I have sent them and have been unable to provide updates. Impossible to get on a call with them. The only time I was able to get in contact with them I had to call at 9am on the dot, otherwise I spend hours on hold only for the call to drop hours in.
Don't use them, I am currently looking into getting new solicitors to manage my case.

TAKE THIS ADVICE FROM AN ESTATE AGENT!!! DO NOT AND I REPEAT DO NOT USE THIS HORRENDOUS FIRM (all opinions are my own not of my employer).

I have never in my 7 years of being an estate agent dealt with such a HORRIFIC firm. My buyer and I have been trying to get hold of his solicitor/anyone at PM for over 4 weeks now. We have called every day and been stuck on hold for hours , to then be hung up on. It is not acceptable and now my buyer has lost his purchase of his first home. This is disgusting and I dread to think how this firm is still standing.

PLEASE DO NOT WASTE YOUR TIME ON INSTRUCTING THIS PATHETIC EXCUSE OF LAWYERS.
