Maitland Walker LLP

My experience with Maitland Walker was disappointing. They were perfectly fine from a speed and administrative point of view, and I expect that for a straightforward property purchase they may well be efficient. My concern was what happened when our purchase involved issues that, in my view, required more careful consideration. There were two covenants affecting the property that were particularly important to us: one relating to alterations or extending the property, and another relevant to using the property as an Airbnb/short-term let. Neither was specifically brought to my attention or explained to me as an issue of particular significance. The covenants did appear on page 4 of a standard report, so I am not suggesting they were completely omitted from the paperwork. My complaint is that their significance was not highlighted. By contrast, relatively minor matters, such as the boiler not having been serviced, were specifically drawn to my attention by email. I also found that I repeatedly had to chase for answers once I identified the issues myself. In particular, I raised the possibility of indemnity insurance several times before receiving a substantive response about it. I was therefore frustrated when the subsequent complaint response placed considerable emphasis on the availability of insurance, because this did not address my underlying concern: why the relevant restrictions had not been properly highlighted and explained to me in the first place. I was also very unhappy with the way my complaint was handled by Julian Maitland Walker. Before he responded substantively, I emailed to check that he understood what I was complaining about and offered to set out the issues in more detail if that would help. I was told that the complaint was understood. However, the eventual response did not, in my view, address the central point I had been making. That left me feeling that I had not been listened to and that the response concentrated on points that were easier to answer rather than the substance of my complaint. Whatever the reason for that, I found the approach dismissive and frustrating. I was also unhappy to receive correspondence concerning additional fees if payment was not made within 14 days while my complaint remained ongoing. In the circumstances, I found that unnecessarily heavy-handed. Overall, my experience was that Maitland Walker were efficient at processing the transaction, but I was not satisfied with the level of attention given to issues that were fundamental to how we intended to use the property, nor with the subsequent handling of my complaint. Based on my experience, I would not use the firm again
