Expensive advice which the firm later accepted fell short of expectations

I engaged Mr Patel at Wilkes Solicitors to assist with regaining possession of my residential property from a tenant who refused to leave, using the Section 21 procedure. I was charged over £2,000 for reviewing documents and issuing the Section 21 notice. When the notice expired and I contacted Mr Patel to discuss applying to the court for possession, my messages went unanswered and I did not receive any further communication from him. My matter was later taken over by other solicitors at the firm. After reviewing the file, I was advised that “the head of department does not agree with Alpesh” that the paperwork was sufficiently robust to proceed to court and that “you ought to have been advised differently”. As a result, I was not in a position to progress my case despite the fees already paid. Wilkes subsequently issued a further bill of approximately £1,000 for this additional review and advice. Following a formal complaint, this bill was withdrawn, and the firm acknowledged in writing that “I do have concerns relating to this advice and accept that it falls short of the standard you would have expected”. With no confidence left in the company, I instructed the firm to close my file. Based on my experience, I would not choose to use this solicitor or the firm again.

Poor Property Advice

They advised us on an AFL and Lease arrangement. They failed to highlight some key aspects of the agreeements which has cost us now that we have moved in. The worrying thing was that i don't even think they understood what had been agreed until the landlords lawyers explained it to them. We have now decided to take furhter action against them.

The only one's that actually helped me.

I called 12 firms and Wilkes were the only one's that actually helped by correcting me as to what I needed. I spoke to Lynsey who told me it's not a Notary I need just a declaration which they can help me with. We arrange a quick visit to the office which was 5 mins away and I was welcomed by the lovely receptionist. Melanie who stamped my form was professional and completed my form. Why didn't the other 11 firms I called told me what Lyndsey did? I am so grateful to all involved. What a fantastic firm with lovely people. I can't Thank you enough xx

Taking legal action is not for the faint hearted, it’s a lengthy process having to constantly relive a painful experience, attend medical examinations, read/discuss reports … and I don’t think I would have got through this without Kate Campbell Gunn who is an empathetic, good person who will talk to you at your level, advise and listen. I suffered aesthetic and functional injuries following cosmetic surgery. My case was a difficult one, but Kate took it on after very poor service from another firm and I will forever be grateful to her. I have now received compensation and though I will always carry scars and nothing will ever be the same, I am now able to pay for expensive revision and start to rebuild my life. Thank you Kate.

I would recommend people avoid this firm! I was recommended to use another solicitor and they passed my enquiry over to another firm within the same group which should have been my sign to walk away but I didn't. I had a situation where a family member became very ill and we had to postpone part of the transaction. There were a handful of solicitors involved and these were the only one that chose to profit from our situation. When I suggested that if they were going to do that then I would use another solicitor when we picked the sale back up. This is the point in which Asia manipulated me by agreeing over the phone to hold off so I would only be charged for any actual addition work incurred (which was very little to non as same buyer and everything and had only obtained the correct info a week before we postponed) on the basis that I would continue to use them for the sale. Sale completed and the fee they deducted was both amounts so they ended up receiving 150% of the original quote (plus extra amount for the yearly increase in between). I made a complaint and they just kept responding with wordy excuses and never once took any accountability or addressed the fact that it was a manipulation to get paid twice to stop me from using another firm like I said I would. I also had issues with Asia's attitude throughout. She clearly didn't like me asking questions and at one point threatened to not act for us if we didn't agree to pay for a frivolous indemnity that the buyers solicitors never even ended up requesting anyway. Her responses were so inappropriate and evasive on emails that I had to call in multiple times and explain to her assistant that she was becoming rude and unprofessional because she was simply not answering my questions. She made it very clear she wasn't happy with me asking questions. They eventually refunded 30% of the extra amount they charged me but still just refused to take responsibility for the poor, unprofessional and immoral behaviour. I would just recommend people avoid using them to save from receiving the same treatememt I did.
