Our sale was very straightforward. Our purchase became challenging as the developers of the new build had failed to recognise that they had not aligned the HMLR registered boundary with the property boundary. Our contact at ADK Law was Lucy. Notwithstanding 3 potential completion dates passing due to delays in process which were outside her control, Lucy was very patient and supportive throughout. I used this firm for the sale of my late mother’s property last year and I would recommend it.

My experience with ADK Law was extremely disappointing. The whole process felt disorganised, with poor communication and very little proactive management of my case. Sarah initially dealt with my property sale. When she went on maternity leave, my case was handed over to Claire in early June 2025, and that was when the problems really started. At that point, there was only one outstanding matter raised by the buyer’s solicitor regarding the parking arrangements. I repeatedly called and emailed Claire, but she was almost impossible to contact. I called the firm more than ten times asking to speak to her, but she never answered. Reception repeatedly promised to pass on messages and ask her to call me back, but I received no call. In one month, I received only two replies from Claire. Meanwhile, I was receiving more information from the buyer and their solicitor than from my own solicitor. I even had to liaise directly with the landlord and the buyer myself to try to keep the transaction moving. Eventually, I had no choice but to make a formal complaint directly to the firm’s director and ask for another solicitor to take over the matter. It was only after the case was transferred to a third solicitor that the sale was finally completed. Unfortunately, my experience did not end there. The firm also dealt with the £500 retention held from the sale. The retention had been requested because the property management company explained that the annual service charge was based on an estimate using the previous year’s costs, meaning the final amount could be higher or lower. The purpose of the retention was therefore to settle the final charge once the actual figures were available, with any balance returned to me. When the final account was provided, the buyer’s solicitor had claimed £197.12 for the full 2025 service charge year. However, I had completed the sale on 11 July 2025, so it obviously needed to be apportioned between myself and the buyer according to the period each party owned the property. Instead of dealing with this calculation, Rahbia simply passed the amount on to me. I had to calculate the correct amount myself. I calculated that my share was £103.15 based on 191 days out of 365. Rahbia eventually confirmed that my calculation was correct and agreed that £103.15 should be paid to the buyer’s solicitor, with the remaining retention refunded to me. Even then, after confirming the refund, there was no action for a week and I had to chase again. The money was eventually refunded, but Rahbia did not even bother to reply to my final email. I appreciate that solicitors are busy and that cases sometimes have to be transferred between staff. However, what I experienced was not simply an occasional delay. It was a repeated lack of communication, follow-up and ownership of the matter. I had to chase my solicitor repeatedly, contact the buyer and landlord myself, escalate the matter to the firm’s director, and even calculate the service charge apportionment myself. A property sale is already stressful enough without having to constantly chase the solicitor you are paying to handle it. Overall, this was a very frustrating and disappointing experience. Based on my experience, I would not use ADK Law again and I would not recommend them to others.

I’ve used ADK for 2 house purchases and 1 sale now and I would certainly use them again. Special thanks to Jinni who has great to deal with in my past 2 transactions! Very informative at every step of the process, and always swift to respond 😃
