Our experience with PCS Legal was unfortunately very disappointing. Known post-completion fees were omitted from the completion statement provided before completion, meaning we later had to pay an additional £504 due to failures in the handling of our file. These fees were only raised almost one year after completion, which also delayed our Land Registry registration process. PCS later acknowledged that the standard process had not been followed correctly by the original case handler who had since left the business. However, as clients, we do not believe we should have had to suffer the consequences of those internal failures. Communication throughout was reactive, and we often had to chase updates ourselves. We also received repeated references to possible legal action, whereas the management company was actually transparent and constructive when we contacted them directly. Although the matter was eventually resolved, the overall handling of our file caused unnecessary stress, delays and additional costs.

I paid approximately £1,000 for a loan agreement drawn up by Kylie Bourne and legal charge, in addition to over £1,900 in conveyancing fees, to protect £120,000 I lent for my son’s property purchase. PCS Legal have since admitted the charge was not in place at completion, leaving the money unsecured — exactly the risk they were instructed to prevent. The matter was handled day-to-day by a conveyancing assistant Charlotte Keen, rather than a qualified solicitor, and there were repeated issues with communication and basic handling of key documentation, including confusion over whether the loan agreement had been properly signed before completion. This later caused complications with a mortgage lender. PCS Legal upheld this failure in their complaint response but offered only £250 and refused to refund the fee paid specifically for the charge work. I am now referring the matter to the Legal Ombudsman. If you are relying on a firm to properly secure funds, I would think very carefully.

My experience was disappointing from start to finish. Earlier this year, I hired this firm to assist with a property-related legal matter and was initially told everything was moving forward normally. After several weeks of limited communication, I was suddenly informed that they would no longer continue handling the case. What made the situation worse was how difficult it became to get updates regarding the retainer refund and documentation I had already submitted. Emails went unanswered for days at a time, and I constantly had to follow up just to get basic information. The process felt disorganized and unnecessarily stressful. For a professional legal service, I expected clearer communication, better transparency, and more reliability. Unfortunately, the experience ended up costing me both time and additional expenses finding alternative representation.

I would not recommend PCS Legal based on my experience. I funded my son’s property purchase with a £120,000 loan on the clear understanding that PCS Legal would prepare, execute and register a legal charge to protect that loan at completion. This was a key condition of the transaction and a separate fee was paid for that work. PCS Legal have since admitted that the charge was not in place at completion, meaning my £120,000 was left unsecured for a period. This is precisely the risk I instructed them to prevent. There were also significant issues with communication and post-completion work, including delays and confusion around documentation that should have been properly handled before completion. When I raised a formal complaint, this element was upheld, but the remedy offered was limited to £250 for “distress”, with no refund of the fee paid for the loan/charge work despite the failure. I also raised concerns about inconsistent explanations regarding whether the loan agreement had been properly signed before completion, which has since caused complications with a mortgage lender. Overall, this was a stressful experience involving serious lapses in handling a fundamental part of the transaction. I am now referring the matter to the Legal Ombudsman. I would strongly advise anyone relying on legal protection of funds or charges to ensure this is independently verified.
