I was extremely impressed with the service that we received from Samantha & Dawn when selling a property previously owned by my parents. Following their deaths, the property was owned by their respective Will Trusts, which added a small level of complexity to the process. BS&I were proactive in chasing the buyers solicitor, and also stepping up when the buyer's solicitor seemed unable to correctly complete the transfer form

Unfortunately Christopher Taylor was less than diligent in not pointing out that the plan for our property had a small area of unregistered land, marked in blue, whilst the registered land was marked in red. At the date of purchase (2012) I was not familiar with the law concerning unregistered land, which was also covered by indemnity insurance. Unfortunately this has led to us prejudicing our right to the land and not strictly abiding by the original transfer deed for the property. It is now causing us a lot of problems. He did, however, go down several rabbit holes, which confused us, the estate agent and the vendor and his solicitor. I wish he'd pointed the more important issue of the unregistered land as I am now trying to sell this property and this is causing a headache. Consequently I cannot recommend this partner in the firm. I felt at the time (2012), he might be lacking in experience, possibly newly promoted. I do not know. May be 14 years later this has changed. Unfortunately by the time I started checking the property plans and researching the complexities of unregistered land it was too late to go back to BSI and make a formal complaint.

The sale was not straightforward due to the lease being extended and Land Registry taking a long time.

Samantha was wonderful and polite and very helpful. She was able to help me with some paperwork where other solicitors didn't do this service because it isn't worth there time but Samantha was a huge help. I would highly recommend her.

At no point during the conveyancing process were we made aware of the compliance requirements relating to septic tanks. As a result, we have now been required to replace the septic tank at significant personal expense amounting to £9,789.32. In short, no I do not recommend BSandI. We will be seeking further legal advice regarding potential negligence on the part of this conveyancing solicitor.

Jenny was very attentive and I had full confidence in her. She was excellent and so was Angie. Baljinder worked so hard to complete a long and difficult house sale. Her contact and communication was constant. I cannot fault the service.

I engaged BSandI over and employment settlement. The service was poor, needed to chase the team, unclear methods of charging and seemed little expertise. I would advise to look elsewhere or just use AI and save your money. Very disappointing.

Jenny was lovely and super helpful along with the reception staff. They were absolutely amazing until the very end, I’m still waiting for a response for attendance notes. Also I still had a few questions, but got dropped as soon as it was over for them. I would highly recommend them for family matters though, it was handled very well, just at the end I got let me down.
